Palm Jebel Ali villas: the Beach and Coral Collections on Frond F — 44 homes by four architects
Nakheel has released 44 beachfront villas on Palm Jebel Ali’s Frond F: Beach Collection (5–6 beds, 7,500–8,500 sq ft) and Coral Collection (6–7 beds, up to 12,500 sq ft), ten designs by NAGA, SAOTA, LW Design and LOCI. 544 villas are under construction; the first mall, The Yard, opens in 2027.
Palm Jebel Ali is selling architecture as much as villas. Nakheel began the line in January 2025 by commissioning six practices for its Beach Collection, added the larger Coral Collection in October, and on 20 August 2026 released 44 beachfront villas on Frond F, drawn from ten designs by four studios. Every one has direct beach access and an open view of the Gulf.

The August release was designed by NAGA Architects, LOCI, LW Design Group and South Africa’s SAOTA; WATG and Whitespace Architects also worked on the first Beach Collection wave. Each design has a name and a distinct character, from glass-fronted modernist boxes to softer forms with terraces stepping down to the sand.

What is happening on the island
The question over Palm Jebel Ali has always been when a project relaunched after a twenty-year pause becomes somewhere to live. By autumn 2026 the answer is more concrete:
- substructure, superstructure, MEP and infrastructure works are under way on 544 villas on Fronds A–F;
- 728 villas on Fronds K–P have reached internal and external finishing;
- phased handover of previously sold villas is scheduled from late 2026 through 2027;
- more than USD 3.5bn of construction and infrastructure contracts have been awarded;
- a 9,000 sq m retail centre and a Friday mosque for 1,000 worshippers designed by SOM are planned.
In September 2026 the island’s first retail destination, The Yard, was unveiled: about 70,000 sq ft of lettable space and 26 concepts, with Waitrose, American Hospital and a nursery among the first names, serving roughly 20,000 residents from 2027. For a district with almost no everyday services yet, that matters more than another villa collection — shops and clinics are what turn a site into a neighbourhood.
Who these villas suit
The Beach and Coral Collections are purchases for own use or long holds. The island will fill up gradually and life here will be quieter than on Palm Jumeirah for some years. That is the trade: a lower entry point, with value expected to follow infrastructure. Buyers who need rental income quickly are better served by apartments such as Palm Central Private Residences or by established districts.
