Iman Developers: one tower in a district full of towers
A developer building in Jumeirah Village Circle, the most competitive rental cluster in Dubai. What decides a single building’s performance when everything around it is comparable.

Photos and renders of the building and grounds — not of this particular unit.
Layouts and the handover date come from the sales-launch announcement; the date of that announcement is shown next to the prices. It is what the developer claimed at launch, not a registry record — off-plan, phasing and dates get revised. I will send the current ones over WhatsApp.
These are the starting prices as of the date shown, not today's list: off-plan they are revised several times a year, and more often upwards than down.
Figures come from the developer's own materials sent to brokers, dated 13 October 2026. The commentary behind them is written up in the Russian version of this page.
A residential building in Al Sufouh 2. Developer — Iman Developers.
Specifications for 113 Residences as published by the developer — the project is under construction, so there is no Land Department record yet. They describe the whole building, not the individual unit.
113 Residences is a residential building in Al Sufouh 2, handover is due Q2 2029.
The developer is Iman Developers.
Layouts, according to the sales-launch announcement — 1, 2, 3 and 4 bedrooms.
No lots from this project are in our database today. It is topped up every night, so listings for the building can turn up on any day.
A building by Iman Developers in Al Sufouh — between Palm Jumeirah and Al Sufouh beach: apartments from one to three bedrooms and duplexes with a private pool, entry from the launch price of AED 1.8 million.
Al Sufouh is a narrow strip between Dubai Marina and Umm Suqeim, squeezed between Sheikh Zayed Road and the sea. Development here is scarce and rare — plots were parcelled out long ago among hotels, the Knowledge Park campuses and villas. That's precisely why a new residential building in this pocket is an event, not a routine launch.
Per the launch materials: eight minutes to Palm Jumeirah and three minutes to Al Sufouh beach. These are the developer's stated reference points, not a measurement; but the geography backs them up — the water really is one turn away, and Marina and Media City are a few minutes down internal roads, bypassing the highway's traffic.
The practical implication for renting: a tenant in Al Sufouh is a Media City, Internet City or first-line hotel employee — someone with a corporate contract and a stable budget. Tenant turnover in a location like this is lower than in tourist districts.
Per the launch announcement: a one-bedroom from 64 m² (689 ft²) — from AED 1.8 million; a two-bedroom from 95.7 m² — from AED 2.56 million; a three-bedroom from 147.5 m² — from AED 3.65 million; a four-bedroom duplex with a private pool from 233 m² — from AED 5.44 million.
Converted, that's roughly AED 2,600/ft² for the smaller unit types — a moderate figure for a strip by the sea, explained by the fact that this isn't the first row but the second from the water.
Payment plan 20/30/50: a fifth at booking, a third during construction, half on handover. Handover is stated for Q2 2029 — three years of construction from the sales launch.
Iman Developers is a mid-sized company, known in Dubai for projects in Dubai Hills and JVC. The selling side's argument is that its buildings rent out above the district average. That claim can be checked against the deals registry and rental listings for its actual buildings — and that's worth doing before the deal, not after.
Versace ceramics and terraces are stated in the launch materials. By handover the specification may differ — it's fixed by a contract appendix, not by a presentation.

Ask about this projectThe final payment on this building falls in 2029 — under off-plan plans that is 40–60% of the price in one go. A UAE bank closes it: the flat becomes the security, and nothing is added on top of what the developer has already been paid.
Already been invoiced, or missed the date? That is not a dead end either — write and we will look at what the developer will accept.

1-bedroom, 2-bedroom, 3-bedroom and 4-bedroom, according to the sales-launch announcement. Which sizes are actually free right now depends on what is on the market; I will send the current list.
Al Sufouh. The quiet strip between Media City and Umm Suqeim: beach on one side, business parks on the other, and very little in between.
Our database has no open listings for 113 Residences at the moment. I will check the price of the layout you want against the closed databases and send it together with the deal costs.
