Layouts and the handover date come from the developer's brochure in our archive.
Prices and payment plans from the same source are deliberately not published:
they are dated to when the brochure was issued and do not match today's prices.
I will send the current ones over WhatsApp.
About the building
A residential building in Dubai South, currently under construction.
Specifications for Oasis Residences per Propsearch and the Dubai Land Department.
They describe the whole building, not the individual unit.
About the project
Oasis Residences is a residential building in Dubai South, handover is due Q2 2027.
The database currently holds 1 lot in this project, from 690 000 AED; 1 of them priced below the market, the deepest discount 15%.
A five-storey building with a wave-shaped facade in Dubai South from HZ Development. Entry from $170,000, furnished apartments — the lowest entry threshold among the district projects we've covered.
What is for sale
Prices are quoted from $170,000, with apartments handed over furnished. The low-rise format — five storeys — means fewer neighbours and, typically, a lower service charge than in a tower with several hundred apartments.
Furnishing matters in this district: Dubai South is being built out fast, and an apartment that's ready to let the moment the keys are handed over reaches the rental market ahead of the competition.
Dubai South: what the demand here rests on
Al Maktoum Airport is fifteen minutes away, as is the Trump International golf club and Expo City. The materials state that more than 500,000 jobs will be created in the district by 2030.
That's a plan, not a fact, and should be treated accordingly. But the direction is real: the district already leads the emirate in off-plan transactions — about 21% of all registrations in a given month.
The flip side of the same coin is competition. When this much is being built in one district at once, your unit will be competing with dozens of similar ones on resale.
The building
A building with a wave-shaped facade, set in heavy landscaping. On the podium: pools with lounge areas, a yoga studio and a badminton court.
The seller's launch materials: entry price, fit-out and district description. The district's share of transactions comes from a monthly market review.
Where it is
The pin is placed by district — I send the exact address on request.
The final payment on this building falls in 2027 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
Up to 80% of the appraised value, no extra down payment
3.99% fixed for three years, up to 25 years in term
6–12 months before the keys — the bank wants six months of income history
Already been invoiced, or missed the date? That is not a dead end either — write and
we will look at what the developer will accept.
The developer's brochure says Q2 2027. The date in the contract for a particular unit can differ — I check it before the deal.
Where is Oasis Residences?
Dubai South. The airport city: Al Maktoum International, Expo City and a vast planned district on the Abu Dhabi side of the emirate.
How much does an apartment in Oasis Residences cost?
The database currently holds 1 lot in this project, from 690 000 AED; 1 of them priced below the market, the deepest discount 15%. Prices in the base are live and update every day; ask for the current list for the building before deciding.
Dubai South’s free zone issues a same-day e-licence for qualifying digital activities, from AED 12 500, entirely online. At the national level the goal is bigger: from 1.2 million companies today to more than 2 million by 2031, plus at least ten new unicorns.
August 2026 in numbers: about 10 900 homes sold for AED 23.4bn, average prices 1.7% below a year earlier, three quarters of sales off-plan, and Dubai South leading on volume. What changed over the season and what to expect this autumn.
fDi Markets data shows Dubai attracted 754 new greenfield creative-industry projects in 2025, worth $3.76bn and creating 19 304 jobs, the top city out of 233 for the fourth year running. Separately, Al Maktoum airport is getting a 50km underground people mover. What both mean for rental demand.
The RTA is planning a 55 km, five-station Airport Express Line from DXB via Al Jaddaf and Al Khail Road to JVC and Al Maktoum, with flight check-in at the stations. Etihad Rail is separately building a 350 km/h Abu Dhabi–Dubai line with a 30-minute journey. What it means for JVC and Al Jaddaf.
July 2026: 13 930 sales worth AED 34.9bn, down about 31% in number on a record July 2025. August: around 11 600 sales worth AED 27.9bn, down 37% in number and 44% in value. Where the slowdown is real, and where it is a base effect.
It is easy to fall into two extremes about a cultural landmark next door — that it automatically lifts prices, or that it means nothing. Neither is right.
A developer building in Dubai South. Ownership and residency are separate things here, and the practical consequences of leaving are smaller than most owners fear — with exceptions.
The developer of the residential districts around Al Maktoum International. What an infrastructure-led location offers, and how to think about a thesis that depends on someone else’s timetable.
I will tell you which layouts are available now, what entry really costs and what the people who live in or let the building think of it — no marketing language.
