What the complex consists of
One Za'abeel isn't a single "building" but a mixed-use complex of two towers. Per the developer's fact sheet, it comprises: 264 apartments and duplexes, 94 private One&Only residences, a One&Only resort wing with 229 rooms and suites, 26,000 square metres of Grade-A office space, and 12,000 square metres of retail.
The towers are joined by The Link — the developer calls it the longest cantilevered structure in the world. The practical point for a buyer is different: part of the complex's shared space is hotel space, and living here means living next to a resort and offices, not in a purely residential building.

What that means in practice
Being next to One&Only means hotel-level service and, at the same time, someone else's foot traffic: entrances, lift banks and parts of the shared areas between the hotel and residential sections aren't fully separated everywhere. On a viewing, walk the route from parking to the apartment and see where it crosses the hotel guest path.
26,000 square metres of Grade-A office space means weekday traffic and daytime parking demand. That's a plus for rental income, and a minus for quiet.
