The oldest listings across the three markets — six months on the market and beyond, by the listing dates from the listings themselves. The longer a lot has sat, the closer the seller is to a real negotiation: many of these have already cut the price, and the full history is open on every card.
A long listing is not a verdict on the property. A flat can sit because of an inflated start, a rare layout, or a passive agent — and the first two are cured by negotiation. This page shows where bargaining is in order; whether the property deserves it is decided on the card and at the viewing.
