Why the district-level yield figure misleads
JVC yields quoted in market reports are averages across hundreds of buildings of wildly different quality, and the spread inside that average is larger than the difference between districts. Two towers on the same street can differ by a third in net return once service charge, void and finish quality are counted.
The reason is that JVC has no natural anchor — no metro station in the middle of it, no beach, no business district. Demand is created building by building, by what the specific tower offers a tenant who has fifty alternatives within walking distance.
So the useful comparison is never "JVC versus Business Bay". It is this tower against the three nearest towers, on the four things a tenant actually chooses between: layout, finish, service charge and how the building is run.
What separates two towers on the same street
The developer's delivered stock. In a district this crowded the difference between developers who finish well and developers who finish cheaply is visible in three years, and it shows up in rent. Parking and lifts, which sound trivial and decide daily life in a dense district. A tower with too few lifts for its unit count loses tenants at renewal, permanently.
And service charge per square foot. In a low-price district a high charge eats a disproportionate share of the rent, and an elaborate amenity deck in a mid-market building is a permanent cost paid by every owner for a facility most tenants use twice.
Buying here sensibly
Compact units — studios and one-bedrooms — are the deep market. Large apartments in JVC compete against townhouses in the surrounding districts and lose, because a family with that budget wants a garden.
Underwrite on a long let. Short-let works in parts of JVC but the district is not a tourist destination, and a deal that needs nightly rates to make sense is a business plan rather than an investment.
And check what is being built on the neighbouring plots. In a district that launches this heavily, the open view and the parking on the street outside are both temporary conditions.
