Al Seeb Real Estate Development

A developer from within Al Safeer Group, long active on the Dubai market through more modest projects — and now announcing one of Barsha Heights' most ambitious towers under The Chedi hospitality name, at the earliest stage a buyer can possibly get in.

What kind of developer this is

Who they are

Al Seeb Real Estate Development is a developer within the wider Al Safeer Group, registered with the Dubai Land Department and active on the market since the mid-1990s. Until recently the company's portfolio consisted of noticeably more modest projects — Safeer Towers and Welcome Residency in Arjan — and The Chedi Private Residences marks a significant step up in positioning.

A jump like this from the mass segment to a one-off branded project is not unusual on the Dubai market, but it means the developer does not yet have its own track record specifically in the top-tier segment where it is now launching — its earlier, more modest buildings and its new flagship tower should be judged separately.

What they build

The Chedi Private Residences is an announced high-rise tower in Barsha Heights, among the tallest in the district, designed by Studio Bruno Guela in collaboration with The Chedi brand's Asian-influenced, calm minimalist hospitality aesthetic. The project is positioned as the world's first standalone branded residence under this name — a rare case where the licence goes to one developer rather than to several projects worldwide at once.

Alongside the flagship, the portfolio still includes earlier, more modest buildings — Safeer Towers and Welcome Residency — which should be assessed separately from the company's new positioning as a top-tier branded-residence developer.

What 'planning stage' means

A project at this stage is not final: layouts, the unit mix, the height and even the final storey count can change between announcement and construction, sometimes significantly. The handover date at this stage is an intention rather than a commitment backed by an actual work schedule, because construction itself has not started.

Permits at this stage may still be in progress, and exactly which approvals are already in place and which are not is a checkable fact, not a matter of trust in the developer. Project registration and the opening of the escrow account must happen before units can legally be sold at all — at a stage this early, that is the main check worth making before any conversation about layout or the view from the window.

What The Chedi brand licence actually means

The hotel group grants the right to use its name and curates the design code, aesthetic and finish standards, but it does not engineer the structure and carries no contractual liability for the handover date — that stays with the developer. The design code on a branded project at this level is the substance of the deal, so the finish specification is worth demanding and reading line by line rather than trusting the renders.

Status as the brand's first standalone residence is a rare position that both raises the project's profile and makes it impossible to benchmark against comparable buildings under the same brand elsewhere — there are simply no comparable transactions for this specific licensing format in any other city.

Why buy this early at all

The honest answer is price: the earliest buyers pay the least per square foot, and if the project comes in on plan, that discount is the return. The strategy works, but it is not reckless, provided the risk is understood rather than talked away by handsome brand renders.

The risk has several components at once: money is tied up for years before the unit can be occupied or let, with no income the whole time; the final unit may differ from what was reserved — read what the contract allows the developer to change and within what limits; the market can move either way over several years, and the buyer carries that exposure throughout.

What to check

Registration, the developer's licence and the escrow account — by project number, before any payment. Land ownership and the main contractor's status: if a contractor has not yet been appointed, that is the project's real stage, whatever the renders suggest.

The permitted-changes clause and the handover-delay clause — more important at the planning stage than at any later one. Assignment terms, in case you need to exit before construction completes, and the payment schedule — whether it is tied to construction progress or front-loaded, which increases exposure for the whole length of the deal.

What these numbers mean, and what they do not

The developer is inferred from the project name — there is no developer column in the base. So the figures describe our stock, not the company's share of the Dubai market: a developer sitting on an enormous volume of completed housing can look smaller here than one whose projects reach the resale market more often.

These are asking prices, not closed transactions. For a specific building I pull the registered Land Department sales and show where deals actually closed.

Questions

Al Seeb Real Estate Development: questions and answers

Is Al Seeb Real Estate Development a reliable developer?

Founded: 1995, as part of Al Safeer Group. Check Al Seeb Real Estate Development in the Land Department’s open register, not in the marketing: licence status, per-project construction progress and the registered escrow account are all there. Off-plan payments land in that escrow under RERA supervision and reach the developer only against verified construction milestones. The full dossier is further up the page.

What projects is Al Seeb Real Estate Development building?

The site catalogue covers 2 projects by Al Seeb Real Estate Development, each with a building passport — storeys, units, handover date and bedroom mix. They are listed above. Any lots on sale appear directly beneath their project.

Should I buy from Al Seeb Real Estate Development direct or through a broker?

For an off-plan buyer the price is identical, because the developer covers the broker’s commission. Going straight to Al Seeb Real Estate Development is therefore no cheaper, and the choice there is limited to its own projects — you will not get a comparison with neighbouring buildings or a candid read on handover dates. On resale and assignment the commission is standard: 2% plus VAT.

Is Al Seeb Real Estate Development worth buying

That depends on what you buy and why. Describe the budget and the aim — I will point out which of this developer’s buildings are justified today and which are better left alone.
