A developer with a mid-size Downtown Dubai tower completed in 2018. What an ordinary building in an extraordinary district is worth, and how to price it honestly.
Artar Real Estate Development delivered a residential tower in Downtown Dubai in 2018 — a normal building in a district defined by famous ones. That combination is worth thinking about carefully, because the district's reputation and your building's value are not the same thing.
What you are buying: the district or the building
- The district supplies the demand. Downtown's address, the mall, the metro and the walkability draw tenants and buyers regardless of which tower they end up in.
- The building supplies the cost and the experience. Service charge, lift waits, management quality and layout are yours specifically, and they vary enormously between towers on the same street.
- The premium you pay is mostly for the district. So the question when comparing two Downtown buildings is not which address is better — it is which building runs better for the money.
Where the money actually differs
- Service charge per square foot. Downtown buildings vary widely, and over a ten-year hold the difference between a well-run and a poorly-run tower is a large sum. Capitalise it before negotiating over price.
- Which way the unit faces. A view of the landmarks and a view of the next tower's service core are priced very differently and are equally "Downtown".
- Floor. Above the surrounding roofline is a different asset from below it.
- Distance to the mall and the metro on foot, which in a walkable district is what tenants actually optimise for.
- Parking, scarce and valuable centrally.
What to check
- Service charge history over several years, and the reserve fund position.
- Owners' association minutes — this building is old enough to have a record and young enough that major works are still ahead.
- Transaction comparables in the same tower, from the public register, matched by floor band and orientation.
- Achieved rents in the building rather than Downtown averages, which are skewed by the landmark towers.
- Short-let permission, since Downtown has real short-stay demand and buildings differ on whether owners may serve it.
- What is approved on neighbouring plots, which in a dense central district is how views disappear.
Who it suits
- Buyers who want the Downtown address without paying the landmark premium.
- Yield investors, since ordinary towers in prime districts usually produce better rent-to-price ratios than the famous ones.
- Not a buyer who assumes every Downtown building performs like the district's headline names.
