Car-brand residences in Dubai: Bugatti, Mercedes-Benz, Aston Martin, Pagani and Bentley compared
Five car makers now put their names on Dubai homes: 182 Bugatti Residences in Business Bay, the 341-metre Mercedes-Benz Places, Aston Martin interiors at Viewz, a 19-storey Pagani tower on the canal and Bentley Home villas from AED 20m. What the badge actually buys.
Automotive names are the loudest corner of Dubai's branded-residence market, and the least understood. A hotel group such as Four Seasons runs the building it lends its name to. A car maker does not. It licenses a design language, a palette of materials and a logo; the developer builds, sells and, after handover, manages. For an international buyer that distinction decides whether the premium is worth paying.

Mercedes-Benz then scaled the idea up. In December 2025 it and Binghatti announced Mercedes-Benz Places – Binghatti City in Meydan: twelve towers with a stated value of about AED 30bn, released for sale in January 2026. That is a district, not a collectible tower, and it should be priced as one.
What the badge covers — and what it does not
In practice the brand shapes three things: the silhouette and facade, the finishes of shared spaces, and sometimes the furniture inside the units. Bugatti's contribution is a stainless-steel facade modelled on the French Riviera; Mercedes-Benz brings the materials and lighting of its car cabins; Aston Martin offers furnished interiors; Bentley Home delivers the villas fully fitted out. Building management, service quality and the sinking fund remain the developer's responsibility — Binghatti, Danube or Mira, not Stuttgart or Molsheim.

One trap worth naming: Tonino Lamborghini Residences in Nad Al Sheba carry the name of Tonino Lamborghini, son of the car company's founder, whose label makes clothing, accessories and interiors. It is not Automobili Lamborghini. Buyers paying for the name should know which company stands behind it.
How the premium behaves on resale
- Scarcity carries value; scale dilutes it. A tower of 150–180 homes with a recognisable profile stays rare. A district of thousands of units under one logo is a volume product.
- The premium is paid on day one. Off-plan prices sit above comparable non-branded towers. On resale, what holds value is the individual unit — the penthouse, the sky villa, the protected view — rather than the badge.
- Running costs are higher. Steel facades, furnished lobbies, spas and concierge teams cost money every year. Ask for the projected service charge per square foot before you sign.
- Dates drift. Sellers quote different quarters of 2026 for Bugatti Residences and Mira Villas. Rely on the date in the sale and purchase agreement and the DLD registration.
Who these homes suit
A car-brand residence makes sense for an owner-occupier or long-term holder who values design, and for an investor targeting the scarcest units at the top of a tower. It is a weaker choice for rental yield: tenants in Business Bay pay for view and layout, rarely for a logo.
