Why did Dubai Marina set the early records?
Because the first wave of residential supertalls arrived between 2008 and 2013, and nearly all of it landed on one stretch of waterfront. In six years the bar rose from 296 to 414 metres.
- 2008 — Emirates Crown, 296 metres.
- 2010 — Ocean Heights, 310 metres, and Sulafa Tower, 285 metres.
- 2011 — The Torch, 337 metres.
- 2012 — 23 Marina, 393 metres, and Elite Residence, 381 metres.
- 2013 — Princess Tower, 414 metres: a record that still stands among the city's completed residential buildings.
Damac Heights joined the group last, in 2018, at 335 metres and 86 floors. For how the district works and what homes cost there, see our Dubai Marina guide.
Where did the skyline move after 2018?
To the centre. The residential towers above 280 metres completed in the 2020s rose around Burj Khalifa and along Sheikh Zayed Road rather than by the sea.
Emaar built two in the Opera District: Opera Grand, 288 metres, in 2021 and Il Primo, 340 metres and 83 floors, in 2022. Boulevard Point in Downtown reached 280 metres in 2020. Amna Tower in Al Habtoor City stands at 307 metres, completed in 2022.
The product changed as well. Il Primo has 116 apartments across 83 floors — fewer than two per level on average. First-wave towers were built differently: Princess Tower has 763 apartments, Elite Residence 695.
Which residential towers above 400 metres are being built?
Five projects, three of them above 500 metres. Four of the eight tallest residential towers under construction or planned in the city are in Business Bay.
| Tower | Height | Floors | Units | District | Developer | Status |
|---|---|---|---|---|---|---|
| Burj Binghatti Jacob & Co Residences | 557 m | 104 | 304 | Business Bay | Binghatti | under construction |
| Tiger Sky Tower | 532 m | 115 | 848 | Business Bay | Tiger Properties | under construction |
| Six Senses Residences Dubai Marina | 517 m | 125 | 251 | Dubai Marina | Select Group | under construction |
| Sobha Skyparks | 450 m | 110 | — | Business Bay | Sobha Realty | planned |
| Franck Muller Aeternitas | 450 m | 106 | 649 | Dubai Marina | London Gate | under construction |

| Bayz 101 | 363 m | 108 | 1,346 | Business Bay | Danube | under construction |
| The Pinnacle at Sobha Central | 360 m | 108 | — | Sobha Central | Sobha Realty | planned |
Once complete, Burj Binghatti Jacob & Co Residences will stand 143 metres above today's record holder. The Marina re-enters the race too: the 125-floor Six Senses Residences will rise 103 metres above Princess Tower.
What does height mean for an apartment buyer?
Less than it seems: a record is the building's marketing asset, not a guarantee of an apartment's return. Four practical consequences follow.
- Service charge. High-speed lifts, facade maintenance and fire systems make a supertall costlier to run.
- Timeline. A 500-metre tower takes longer to build and slips more often than a 30-floor block.
- Unit count. Bayz 101 has 1,346 apartments, Burj Binghatti 304: at handover the competition among sellers and landlords will differ.
- View. Check it against the status of neighbouring plots, not the render.
