What it is
Bugatti Residences is a residential skyscraper in Business Bay by Binghatti Developers, 48 storeys and 182 residences, still under construction. The confirmed amenity list runs to a single line — a pool — which is normal for a building still years from completion rather than a signal about the finished product.
The Bugatti name is a licensing arrangement, the same structure as Cavalli, Elie Saab or Karl Lagerfeld properties elsewhere in Dubai: the automotive brand supplies design language and marketing; Binghatti builds, finances and answers for the handover date. The two should never be confused when assessing risk.
Our own stock: six lots averaging 6,415 sq ft, at AED 7,945/ft² (~$2,165/ft²). These are not compact investment units — the average size alone puts this building in a different category from most of Business Bay's stock.

What a car brand on a tower is actually worth
International buyers who know Bugatti as a car maker rather than a property developer should treat the name exactly as they would a Lamborghini- or Aston Martin-branded tower elsewhere in the world: a design and marketing licence, not a construction guarantee. Binghatti's own track record — not Bugatti's — is what determines whether this building finishes on time.
Binghatti has built extensively across Dubai's mass-market segment as well as this one — towers in JVC and Business Bay carrying its own name trade at a fraction of this rate. That range, over 7x between its cheapest and most expensive addresses, means the Bugatti name is doing real pricing work here, not just following the developer's usual positioning.
At 6,415 sq ft average, these are full-floor or near-full-floor residences — the comparable set is not typical Business Bay stock but full-floor units in towers like One57 in Manhattan or a signature address in Singapore, where a handful of buyers worldwide are shopping for exactly this format.
Buyers and construction progress
Buyers gave the project its profile. In November 2024 Brazilian footballer Neymar was reported to have bought a Sky Mansion penthouse here for about USD 54.4 million; in January 2025 opera singer Andrea Bocelli was reported to have bought a residence.
By May 2025 entry prices started at around USD 5.2 million, and Binghatti was publishing construction updates. Celebrity deals are marketing, not a price benchmark for a given unit: compare against the land registry and similar residences.
