Binghatti developer: an AED 100bn portfolio, Bugatti, Mercedes-Benz and Binghatti City — two years of growth
In October 2024 Binghatti said it would lift its portfolio from about AED 40bn to AED 100bn ($27.2bn) in 18 months. In 2025 revenue reached AED 12.43bn, more than 17,000 units were sold, and the AED 30bn Binghatti City launched in Nad Al Sheba. What the growth means for buyers.
In October 2024 Binghatti announced that it would roughly double the value of its project portfolio, from about AED 40bn to AED 100bn ($27.2bn), within 18 months. It also said it would bring 12,000 units to market in three months and was buying land on Palm Jumeirah, in Business Bay and in Al Jaddaf. Plenty of people read it as a sales pitch.
The annual report for 2025 answers the question. Binghatti now puts its combined portfolio — completed, under construction and in the pipeline — at close to AED 100bn.

By units sold, Binghatti was Dubai's largest off-plan developer in 2025. Revenue rose another 52% year on year in the first quarter of 2026, to AED 4.39bn. In January 2026 the company shelved plans for a stock market listing, saying its balance sheet did not need the capital.

The branded towers that built the name
The volume business is mid-market buildings in JVC, Al Jaddaf and Dubai Silicon Oasis with short build cycles. The reputation came from brand partnerships:
- Bugatti Residences in Business Bay, the car maker's first residential project, with private-pool "sky mansions";
- Mercedes-Benz Places in Downtown, a 341-metre tower unveiled in late 2023; listing portals show handover at the end of 2026;
- Burj Binghatti Jacob & Co, a supertall in Business Bay with the jeweller.
Binghatti City
The biggest step came at the turn of 2025–2026. Mercedes-Benz Places | Binghatti City is the developer's first master plan: 12 towers on more than 10m sq ft in Nad Al Sheba, next to Meydan, valued at about AED 30bn ($8.2bn). It holds roughly 13,000 homes, overwhelmingly studios and one-bedrooms. At the January 2026 launch studios started at AED 1.6m and one-bedrooms at AED 2.6m; completion is targeted in about three and a half years.
Two conclusions for buyers. Binghatti has cash and land, so stall risk on its projects is lower than with younger developers. But supply is the other side of that coin: when thousands of similar studios complete in one district at once, rents and resale prices face competition for the first few years. In a large scheme, buy the unit that stands apart — view, floor, layout.
