Direct Access to Dubai Islands: RTA Signs AED 786 Million Road Contract
Dubai’s Roads and Transport Authority has signed a contract to build a direct entry and exit to Island A of the Dubai Islands archipelago from the Bur Dubai side. Here’s what it changes for buyers on the islands.
Dubai's Roads and Transport Authority (RTA) has signed a contract to build a direct entry and exit to Dubai Islands — specifically Island A — from the Bur Dubai side. The project is valued at AED 786 million.
What this access solves
Transport access is the archipelago's main weak point today. The islands are being built out fast, with dozens of projects under way at once, while the entry point remains a bottleneck. A direct link to Bur Dubai changes the route fundamentally: from Downtown and from DXB airport, the islands will be reachable without a detour and without going through Deira's congested interchanges.
Why this matters more than it looks
For an off-plan buyer, an infrastructure contract with a budget and a contractor attached is a rare kind of information: unlike plans and presentations, it's a funded commitment. A signed contract worth AED 786 million means the road will get built — the only remaining question is timing.

The practical effect for an owner on the islands comes down to three things:
- A wider rental pool. A location that's inconvenient to reach filters out part of the tenant pool regardless of the quality of the unit itself.
- Tourist flow. For short-term rental and the hotel segment, easy access from the airport is a direct occupancy factor.
- A re-rating on delivery. Historically, the opening of a major road link shows up in the prices of the nearby districts.
What this contract doesn't solve
So many projects are under way on the islands simultaneously that supply at handover will be substantial. Better access benefits the whole archipelago at once — your building will still be competing with its neighbours on quality, layout and price, not on the road.
