Italian developer Mr. Eight Development is building an ultra-premium project on Dubai Islands with just 50 units: a Rolls-Royce chauffeur, a Riva yacht with captain, a private beach, and travertine and natural stone interiors.
Dubai Islands has opened pre-launch sales for Villa Del Garda, branded residences from Italian developer Mr. Eight Development. The format is compact: just 50 units in the entire project, unusually small for the Dubai market.

The developer has more than two decades of experience in the European market; in the UAE it's already running a second project on Dubai Islands, Villa del Brunello.
How to read a 50-unit project
Small size is this product's defining feature, and it cuts both ways.

On the plus side: scarcity by design. Fifty residences means at any given time the resale market will have two or three units listed, not two hundred. For the luxury segment that supports price better than any advertising.
On the minus side: service load. A chauffeur, a captain, a concierge and the upkeep of a private beach are operating costs split across those same 50 units. Ask for the service charge rate before booking, and calculate it annually, rather than being swept up by the list of privileges — in a 500-unit complex, the same infrastructure would cost an owner ten times less per unit.
On the location
Dubai Islands is a reclaimed archipelago off Deira that the emirate relaunched after a long pause. The district is currently in active construction: some projects are delivered, some are still at the foundation stage, and infrastructure is catching up. This is a classic early-stage location — with the corresponding upside and the corresponding risk that the view from your window will include a neighbouring construction site for a few years.
