A new short video is out on one of the most underrated schemes in Dubai's land market. Until 2022, leasehold plots — land held on a long-term lease — could be bought for roughly half the price of comparable freehold lots from major developers.
The key detail: in a number of Dubai areas, converting leasehold into full ownership is officially permitted. The fee runs around 30% of the land's value, paid to the government, after which the plot can be used freely — built on, sold, leased. The video walks through a real case of a developer who sold a project as leasehold, promised conversion, and actually delivered it.
Why didn't everyone profit from this scheme? It sounded “too good to be true”: sceptics walked past it, while those who understood the legal mechanics bought cheap and locked in the difference after conversion. The rule is the same one that always applies in Dubai: check the plot's status, the possibility of conversion, and the specific area's fees — and move before the crowd does.
