Dubai’s population is 4.74m — and 6.39m during the day

The emirate's authorities publish two different figures, and both matter. Dubai's permanent population is 4.74 million, with growth since the start of 2026 exceeding 161,000. Daytime population, counting those who come in to work, study and spend leisure time, reaches 6.39 million.

What the 1.65 million gap is about

A million and a half people are in the city every day but live outside it — in Sharjah, Ajman, other emirates. This is the most underrated parameter of the Dubai market, and it has three consequences.

• Transport load. This is the flow that sits in the morning and evening queues at the entrances, and it is what the metro, the motorways and the inter-emirate railway are being built for.
• Deferred housing demand. A significant share of those commuters would move into Dubai if rents were more affordable. Every fall in rates pulls part of that flow into the city.
• Commercial property. Shops, cafés and services serve the daytime population, not the permanent one. To assess retail, count on 6.39 million rather than 4.74.

What the 161,000 increase gives

In under a year the city added the population of a mid-sized European town. Each new resident is demand for housing, transport and services, and that mechanism explains why the rental market recovers faster than the sales market and why office vacancy holds at a few percent.

A caveat is needed here too: growth rates are not guaranteed. They depend on the labour market, visa policy and the cost of living — and the cost of living in Dubai rises together with rents. That is the natural limiter.
