A developer building on the Dubai Islands. The dirham’s peg to the dollar shapes the currency risk for every foreign buyer — and the transfer mechanics have costs of their own.
An off-plan purchase is paid in instalments over years, in dirhams, by someone earning in another currency. That makes currency a structural part of the investment rather than a detail of the transfer.
The peg, and what it means
- The dirham is pegged to the US dollar at a fixed rate, and has been for decades. Practically, holding Dubai property is holding a dollar-denominated asset.
- If you earn in dollars, there is effectively no currency risk on the purchase.
- If you earn in anything else, your risk is your currency against the dollar — not against the dirham. That is the right way to think about it and the way most buyers do not.
- Over a three-year payment plan that exposure is real. A twenty per cent move in your currency against the dollar changes the price you actually pay by twenty per cent.
Managing it
- Know your total remaining commitment in your own currency, and re-check it as rates move.
- Consider converting early if the rate is favourable and you can hold dirhams or dollars — this removes the risk rather than managing it.
- Forward contracts exist for fixing a future rate, and are worth pricing for a large remaining balance.
- Do not model the return in your home currency and the cost in dirhams. Pick one and be consistent, or the arithmetic flatters itself.
The transfer mechanics
- Bank spread is the real cost, not the wire fee. High-street banks commonly apply a margin to the exchange rate that dwarfs the stated charge. Compare the all-in rate, not the fee.
- Specialist transfer services usually beat retail bank rates materially on large sums.
- Source-of-funds documentation will be required, on both sides. Prepare it early; this is the most common cause of a delayed payment.
- Pay into the named escrow account for an off-plan purchase, and nowhere else. Verify the account details directly with the developer through a channel you initiated — payment redirection fraud targets exactly this moment.
- Keep every payment receipt, matched to the milestone it funded.
And afterwards
Rent is received in dirhams and can be repatriated freely. Whether you should is a question about your own currency and your tax position at home, not about Dubai.

- Escrow, Oqood, the contractor and the delay remedy, as with any off-plan purchase.
- What is open on the island today versus what is planned.
- Community charge alongside the building's service charge.
