Lyra at Ghaf Woods, Dubai: prices, payment plan and location of Majid Al Futtaim’s new tower
Lyra is a roughly 20-storey tower of 349 apartments in Majid Al Futtaim’s forest community, Ghaf Woods. Registered with the Dubai Land Department on 26 October 2026, it starts at about AED 1.19m for a one-bedroom on a 50/50 plan.
Lyra is Majid Al Futtaim’s new residential tower in Ghaf Woods, Wadi Al Safa 4, Dubailand: about 20 storeys and 349 apartments. The project was registered with the Dubai Land Department on 26 October 2026. One-bedroom apartments start at roughly AED 1.19m (about USD 324,000) on a 50/50 payment plan.
Where is Lyra?
The tower sits inside Ghaf Woods, a community in Wadi Al Safa 4, part of the wider Dubailand district between Emirates Road and Al Ain Road. It is inland, away from the coast, but close to Global Village and the family communities of south Dubai.
The idea behind Ghaf Woods is housing set inside a forest. The developer is planting tens of thousands of ghaf trees — around 35,000 in the project description — before and alongside the buildings. The master plan is by Parsons International.

How much does an apartment in Lyra cost?
Preliminary sales material puts the entry point at about AED 1.19m for a one-bedroom. Above that sit one-bedroom-plus-study layouts, garden apartments on the lower floors and two-bedroom units.
The developer publishes the final price list on launch day. Until then buyers register an expression of interest; sales material mentions a refundable deposit of AED 50,000. In launches like this, forest-facing units usually go first.
| Type | Launch price |
|---|---|
| 1 bedroom | about AED 1.19m |
| 1 bedroom + study, 1 bedroom with garden | higher, per launch price list |
| 2 bedrooms, 2 bedrooms with garden | per launch price list |
What is the payment plan?
Most sales material quotes 50/50: half during construction and half on handover. That suits a buyer who plans to fund the second half with a completed-property mortgage or the sale of another asset.
On top of the price the buyer pays the Dubai Land Department fee of 4% plus registration charges. Budgeting errors around these costs are covered in five common mistakes Dubai property investors make.
Who is the developer?
Majid Al Futtaim is one of the region’s largest holding companies and owns Mall of the Emirates and the City Centre malls. In Dubai housing it has two large communities: Tilal Al Ghaf, built around a lagoon, and Ghaf Woods. See the Majid Al Futtaim developer profile.
When is handover?
No official completion date had been published at the time of writing; agency estimates range from 2029 to 2030. The binding date is the one in the sale and purchase agreement, not in the brochure.
Can a foreigner buy in Lyra?
Yes. Ghaf Woods lies in a freehold zone, so foreign buyers get full ownership. Before handover the purchase is registered in the Oqood off-plan register; after handover the buyer receives a title deed.
What should an investor weigh?
The premium for the forest concept is priced in from day one, while Ghaf Woods has little transaction history yet. Compare Lyra with price per square foot in neighbouring Dubailand projects and with resale prices in Ghaf Woods’ earlier towers, not with the marketing.
