A residential complex by Majid Al Futtaim built inside a forest of ghaf trees in Dubailand: the project sold out completely, and in April 2026 a small remainder opened at AED 2.85 million for a two-bedroom-plus-maid's-room unit.
What this project is
Ghaf Woods is built literally inside a forest: the announced temperature difference between inside and outside the community is five degrees, plus cleaner air. That's the whole product — not a list of amenities, but the setting itself.
The developer is Majid Al Futtaim, the same group that built Mall of the Emirates. Inside the community: a school, a mosque, its own mall and retail promenades among the greenery, as announced.
The project sits in the same green cluster of Dubailand as The Wilds, Athlon and the later-launched The Yards. On a per-square-foot basis, transactions put Ghaf Woods above its neighbours — around AED 1,870–2,250/ft² across different sources.
How to get in
In April 2026 the developer released a small remainder: two-bedroom-plus-maid's-room units, 134–204 m², from AED 2,850,000. This remainder came with the 2% land department fee waived and a 40/60 payment plan.
Before that, the project was fully SOLD OUT, and that shapes the entire buying scenario: entry here is more often a resale than a deal with the developer. On the secondary market for a scarce project, a good deal is hard to find, and the price is negotiable.
Phases and launch terms
Expressions of interest for Ghaf Woods opened in March 2024 and sales began in June, from roughly AED 1.2 million ($326,000) on a plan of 10% on booking, 50% during construction and 40% on handover.
The Capria phase followed in March 2025: one- to three-bedroom apartments and penthouses, some with private terraces, opening onto the heart of the forest. Entry was from about AED 1.5 million ($408,400) on a 60/40 plan, with handover in 2028. Cars are kept out of the residential areas, and residents get themed pavilions for sport, meditation and relaxation.
In October 2025 the developer announced Ghaf Woods Mall, a shopping centre set into the forest with biophilic architecture — its 19th mall in the UAE.

The final payment on this building falls in 2027 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.

Elysian Mansions is a gated enclave of 94 five- and six-bedroom mansions on the Tilal Al Ghaf lagoon by Majid Al Futtaim. Launched in 2023 from about AED 18.5m, resale listings now run from AED 22m to 55m, and handover has slipped from late 2025 to late 2026.
