What the project changes
The scarcest commodity in Dubai is beachfront, and this adds ninety kilometres of it in one project. That is not an increment; it is a step change in the supply of the one thing the city cannot manufacture quickly.
The gap between fronds matters more than it sounds. On the original Palm the water between fronds is effectively enclosed; here it is open sea with real waves, which is a materially different product for a waterfront buyer and one reason the pricing sits where it does.

The second-order effect
Worth stating explicitly because it is routinely missed: everything on the mainland within a few kilometres behind the new palm changes character. Land that is currently peripheral becomes the hinterland of a major waterfront destination, with the road, retail and service infrastructure that implies.
Historically that is where the larger percentage moves happen. The islands themselves start expensive; the land behind them starts cheap and reprices as the destination forms.
The caution
This is a multi-year build on a project that was previously paused for a decade. Entry prices from AED 18.1m put the villas firmly in the segment where the buyer pool is narrow and resale takes time. Anyone buying here is underwriting a long horizon and a master plan, not a short trade.
