When comparing a townhouse with an apartment, buyers look at the price and the rent. The real difference between them builds up somewhere else — in the cost of ownership — and over ten years it is noticeable.

What you pay every year

  • The community charge — for shared landscaping, security, roads and facilities. For townhouses it is usually lower than the service charge in a tower, but it exists.
  • Utilities and the housing fee, which is calculated from the rental value.
  • Air-conditioning servicing — regular, not only when something breaks.
  • The garden and outdoor space: watering, trimming, replacing plants.
  • Property and liability insurance.

What comes round every few years

  • Repainting the facade and the boundary wall.
  • The roof and waterproofing at the joints.
  • Replacing the air-conditioning plant — the largest one-off item for a house of this type.
  • Plumbing and water heaters.
  • Refreshing the kitchen and bathrooms before letting or selling, if you want the top of the rental range.

The key difference from an apartment: a townhouse has no service charge quietly saving up for these works. The community charge maintains what is shared; your house is your own budget, which you are free to defer. That is exactly why deferred maintenance is so common in villa and townhouse communities and so visible in resale prices.

How to calculate

  • Add up the annual lines and bring them to a yearly figure.
  • Add the one-off items divided by their service life: equipment that lasts ten years costs a tenth of its price every year.
  • Compare the total with the service charge on an apartment of the same size. The difference often turns out smaller than it seems — but it is there, and it only works in your favour with careful upkeep.
  • Account for voids and re-letting costs separately.

What to check before buying

  • The age of the equipment and when it was last replaced.
  • The community charge and what it covers.
  • What you are allowed to add under the community rules.
  • Rents and time on market for townhouses in this community specifically.
