Resale or rental in Dubai: two investor strategies compared, plus a third — flipping
Selling before handover returns 25% on capital if prices rise 10% and you have paid 40%. Renting pays 5.5–6.5% net every year. Flipping a villa: buy at AED 12.5m, spend 3m, sell from 19m. Three Dubai strategies compared on cash, time and risk.
Selling before handover pays once and depends on price growth: a 10% rise with 40% paid is a 25% return on capital. Renting pays 5.5–6.5% net every year but needs the full price up front. The choice turns less on a yield table than on when you need your money back.
How does resale differ from rental?
In the source of return and its timing. Resale earns the gap between two prices and ends with a sale; rental earns a stream and does not end. High current yield and strong capital growth rarely come in one property.
| Measure | Resale before handover | Rental | Flipping |
|---|---|---|---|
| Source of return | price growth to completion | rental income | renovation and resale |
| Cash needed | 10–20% down payment | full price or a mortgage | full price plus works |
| When it comes back | by handover or earlier, once | from month one, in instalments | in several months to a year |
| Main risk | the market and the assignment window | vacancy and costs | budget and schedule |
How does selling before handover work?
The investor buys at launch, pays to the schedule and sells the contract to the next buyer — an assignment. Developers raise prices with each release, so an early buyer holds a paper gain before the foundations are dug.

The payment plan amplifies it. If the unit gains 10%, having paid 40% gives 25% on cash; having paid 80% gives 12.5%. For a resale strategy a 40/60 or 50/50 plan is worth more than a discount.
Three limits apply. Assignment is allowed only after a set share is paid, and carries a fee. Some developers close the window three months before completion. And at handover dozens of units in one building are for sale together.
When does rental beat resale?
When you want a predictable stream rather than a single result. A completed apartment lets from the first month, usually on an annual contract paid in one or two cheques. Individuals pay no income tax on rent in the UAE.
Work with net yield. In our Business Bay example 8.04% on the listing became 6.73% after the service charge and entry costs, with a realistic range of 5.5–6.5%. Yield buyers typically look at JVC, JVT, Al Jadaf and Business Bay studios.
Format is a second fork. Short-term letting in tourist locations grosses roughly a third more, but it is a business: a licence, full furnishing, cleaning, seasonal dips. After costs the net result often converges with an annual contract.
What is flipping, and where does it break?
Flipping means buying a dated property, renovating it and selling to someone who pays for a move-in-ready home. One market example: a Palm Jumeirah villa at AED 12.5 million, about AED 3 million of works, renovated comparables from AED 19 million.
A second: a five-bedroom corner villa in District 1 at AED 22 million, with AED 2–3.5 million of works and a guide sale price of AED 33–35 million. These illustrate the economics; they do not promise the same outcome on another house.
The strategy fails in four places:
- Budget. Add a 20–30% contingency to the first estimate.
- Time. For several months to a year the capital is frozen and the house earns nothing.
- Approvals. Layout changes, facades and building systems need permits.
- Taste. The premium is paid for neutral contemporary design; a personal style lowers the price.
The budget also carries the 4% Land Department fee on purchase, holding costs during the works and selling costs. More in flipping villas in Dubai and renovation as a strategy.
Can you combine resale and rental?
Yes, and in a cooling market it is a working approach: buy an assignment about six months before handover and let the unit long-term straight after snagging. In the case we analysed the net yield was 7.5%.
The logic: the building is 80–90% complete, income starts within months, and the seller is motivated — people exit before the final instalment when they cannot fund it. See assignment six months before handover.
At portfolio level the same idea is a completed apartment producing income alongside an off-plan unit held for growth. If the market is weak at the planned exit, the contract is kept to completion and let instead.
Choosing a strategy for your situation
Goal and horizon first, property second.
- Income now — a completed apartment to let; non-resident mortgages run at roughly half the price in cash and a rate around 4% a year.
- Limited capital, time available — off-plan on a gentle payment schedule.
- Contractors and building experience — flipping.
- A three-to-four-year horizon — off-plan from a reliable developer, held for growth.
Frequently asked questions
Which pays better in Dubai, resale or rental?
It depends on the horizon. Resale before handover returns more on invested capital, but once, and only if prices rise. Rental pays 5.5–6.5% net each year and does not depend on timing an exit.
How much can you make reselling an off-plan unit?
If the property gains 10% and you have paid 40% of the price, the return on cash is 25% before exit costs. With 80% paid, the same rise gives 12.5%.
What contingency should a villa flip carry?
Between 20% and 30% over the first estimate: renovation at a level buyers pay a premium for almost always costs more than planned. Projects run from several months to a year.
Can you rent out a mortgaged apartment in Dubai?
Yes, it is common practice. For a mortgaged owner the base case is an annual contract registered in Ejari: the income is predictable and banks count it more readily than short-let revenue.
