Canal Front Residences

Nine blocks on both sides of the water — the only project on the waterfront with ordinary apartments: one to three bedrooms, garden suites and duplexes. Handed over in January 2026.

What the project is

Canal Front Residences is not a single building but its own micro-district inside Al Wasl: nine blocks, some on one bank of the canal and some on the other. The map numbers them one to nine, and a few carry letter pairs such as 7A and 7B.

The project architect is AE7. Building works were carried out by United Engineering Construction Co and the foundations by NSCC International. Construction began in Q4 2017 and finished in January 2026 — almost nine years from the ground up.

The recorded unit mix is one-, two- and three-bedroom apartments, garden suites with their own outdoor space, and duplexes. There are no floor-plate penthouses and no sky mansions: this is ordinary housing that happens to stand on the first line of the canal.

That is exactly why Canal Front sits outside the pattern of the street. The other ten projects sell few neighbours and singularity; this one sells a normal apartment with water outside the window.

How it differs from its neighbours

Scale. One Canal has twenty-five residences, The Rings thirteen, Four Seasons twenty-eight. The nine Canal Front blocks hold an order of magnitude more, and that changes everything from the entry price to how long a resale takes.

Price. Neighbouring residences trade in the tens of millions of dirhams — from AED 20 million in Cavalli Couture to the AED 183 million penthouse in One Canal. A two- or three-bedroom in Canal Front costs an order of magnitude less, and it is the only entry to this waterfront on a human cheque.

Liquidity. Many apartments mean regular transactions, comparable lots and a legible market price — none of which the one-off neighbours have. Selling here is simpler and faster.

What that costs is privacy. A building with hundreds of apartments will not give the private-residence feel people buy at The Rings or Four Seasons. One street, different products, and they should not be conflated.

Location and blocks

The address is Al Wasl. The blocks stand on both sides of the canal: one to four nearer Al Wasl Road, five to nine along the southern bank by Safa Park. A footbridge links them, so "the other side" is a few minutes on foot.

The neighbours along the bank are Eden House The Park, Cavalli Couture, Casa Canal and One Canal. Across the water is the Jumeirah side with Four Seasons Private Residences, Mr. C, The Rings and Eden House The Canal.

The critical question on any specific lot is the block number and where it sits. Nine blocks across two banks means nine different views, nine distances to the water and nine orientations. A general project render says nothing about any of them.

Who it suits

The first case is a home by the water without a luxury cheque. This is the only project on the waterfront you can enter on the budget of an ordinary upper-mid Dubai apartment.

The second is letting. One- and two-bedroom apartments on the first line of the canal, ten minutes from Downtown, are a legible rental product with real demand — unlike the residences next door.

The third is resale. Of every building on the street this is the only one with normal liquidity: transactions are regular, lots are comparable, and a price can be justified with a registry run rather than a negotiation.

It does not suit anyone coming to this waterfront for exclusivity. That lives in a building of thirteen or twenty-five residences, and it is priced accordingly.
