Seven buildings and around 550 residences on the Al Wasl bank — the largest project on the waterfront and the cheapest per square foot. Handover is stated for Q1 2027.
What the project is
Eden House The Park is built by H&H Investments and Development, the same developer that delivered Eden House The Canal on the opposite bank. Design architecture is by DXB Lab Architecture, with ERGA Progress Engineering Consultants as architect of record.
The scale is a different order from its neighbours. This is seven mid-rise buildings, five of them standing on the canal promenade, holding around 550 residences in total. For comparison: the other ten buildings on the street hold fewer homes between them.
The mix runs from studios to four-bedroom apartments, plus garden units with their own outdoor space and penthouses. The Land Department puts the construction value at AED 964.9 million — close to four times any other building on this waterfront.
Construction started in November 2024 with handover stated for Q1 2027. The payment plan on the project is 10% deposit, 30% during construction and 60% on handover — the bulk of the money falls at the end rather than at the start.
Why the foot is cheaper here
The registry gives three markers. A three-bedroom of 2,232 square feet at AED 7.98 million — AED 3,576 per foot. A one-bedroom of 1,367 feet at AED 4.87 million — AED 3,565 per foot. Another three-bedroom, 3,383 feet, at AED 12.52 million — AED 3,701 per foot.
Three deals inside AED 3,565–3,701 per foot is a remarkably tight picture: a spread under four per cent. That is what a project selling off a developer price list looks like, rather than one negotiated lot by lot, and it is the main difference from its neighbours.
The rate here is roughly a third below Eden House The Canal by the same developer across the water, and a quarter of Four Seasons Private Residences. Two reasons: an Al Wasl address is cheaper than a Jumeirah 2 one, and 550 residences sell differently from twenty-eight.
For a buyer that means something straightforward: Eden House The Park is the most predictable way onto this waterfront. The price is known in advance, there is something to compare against, and the premium for a unique lot is minimal.
Location
The address is Al Wasl, the southern bank, by Safa Park. Five of the seven buildings face the promenade directly and the rest sit back in the second line — and that is the first thing to establish about a specific lot: the difference in price and view between the two is material.
Along the bank are the Canal Front Residences blocks, and a little west Cavalli Couture, Casa Canal and One Canal. Across the water is the Jumeirah side with Four Seasons Private Residences, Mr. C and The Rings.
The logistics from this bank are shorter: the Sheikh Zayed Road ramp is close, Downtown and DIFC about ten minutes. Safa Park behind the buildings is a rarity for Dubai — an actual green space next door rather than decorative landscaping inside a compound.
Who it suits
The first case is entry to the waterfront at list price rather than at a negotiated one. Of all eleven buildings on the street this is the only one that behaves like ordinary off-plan: a clear payment plan, comparable lots, a predictable price.
The second is letting. Five hundred and fifty residences including studios and one-bedrooms make a normal rental product, unlike the sky mansions next door. Here the rent and the yield can be calculated rather than guessed.
The third is the payment structure. A 10/30/60 plan means 40% of the price falls before handover, which is materially softer than the 60/40 of its neighbours for a buyer who intends to sell before completion or take a mortgage against finished stock.
What is absent is exclusivity. A building of 550 residences does not deliver what The Rings or One Canal deliver — few neighbours and singularity. This is a deliberate trade of privacy for price.
The launch
H&H released Eden House The Park in October 2024. Building E opened with prices from USD 871,000 — about AED 3.2 million.
The developer had already built Four Seasons Private Residences on the same waterfront, and pitched Eden House The Park as an extension of that community: natural materials in the finishes, à la carte services for residents, and Al Safa Park across the road.

Al Wasl. The old Dubai residential belt between Jumeirah and Downtown: villas, low-rise, and some of the best schools in the city.

Dubai's Crown Prince approved designs for two 20,000-seat stadiums back in March 2024 — homes for Al Wasl in Al Jaddaf and Shabab Al Ahli in Al Ruwayyah 3. We check the status two and a half years on, and what an anchor of this scale would mean for the district by the Creek.
In mainland districts part of what is on offer is not freehold but a long-term right of use. It is a different instrument, and confusing the two is expensive.
