What sets the price on the crescent

First — which side the building faces. The crescent has an outer side, facing the open sea, and an inner side, facing the Palm itself and the city. The price gap between them is significant and has held steady over time.

Second — direct water access and a private beach. In a low-rise building this matters more than the floor: from the tenth level the sea is visible from anywhere, but not every project has beach access.

Third — how many apartments are in the building. A clubhouse format produces few sales, which means few price benchmarks. Valuation here rests on the neighbours, and the spread between outwardly similar projects on the crescent can run two-fold.

What to check before a deal

The construction stage. A project still being built on the Palm requires the same checks as any off-plan purchase: the escrow account, the finish specification in the contract, liability for delay. The developer's name doesn't remove the need to check.

The service charge. A waterfront building with its own infrastructure is expensive to run, and in a low-rise project that cost is split among fewer owners. The per-square-foot annual figure runs higher here than in a tower.

Liquidity. A clubhouse building sells over months, not weeks. If your horizon is short, this format doesn't suit regardless of the property's quality.

Launch and shared spaces

In summer 2023 Ocean House residences were offered from USD 2.3 million.

Announced amenities: a private beach, children's areas and a kids' pool, a wellness spa with aromatherapy showers, a show kitchen for private events, a lounge with terrace, a cinema room and a gym overlooking the pool. Apartments have floor-to-ceiling glazing onto the Palm and the Gulf. The question of direct beach access raised above is, per the developer's materials, answered yes.
