What kind of developer this is

What "design-led" means in practice

Ellington puts an unusual share of the budget above ground and inside: joinery, lighting, stone, the shape of the lobby, the landscape of the podium. In a market where the standard mid-market interior is a catalogue kitchen and a rectangle, that is a real differentiator and it is visible in the first thirty seconds of a viewing.

It also survives the viewing. Specified interiors resell better because a buyer walking in five years later sees a coherent apartment instead of a builder’s finish they will have to strip out.

Where they build

The portfolio concentrates in JVC, Palm Jumeirah, Downtown-adjacent plots and, increasingly, the beachfront. The pattern is to take a good plot in an established district rather than to open a new one — which lowers the location risk you carry as a buyer, because the district around you is already what it is going to be.

Building sizes are modest by Dubai standards. That is part of the appeal and part of the cost structure; see the caution above.

Who it suits

This is a developer for someone buying a home, or buying to let to a tenant who has a choice. The premium is recovered in occupancy and in the quality of tenant rather than in headline yield.

If your spreadsheet is driven purely by price per square foot, Ellington will lose to a mid-market tower every time, and that comparison is not really telling you anything.

What these numbers mean, and what they do not

The developer is inferred from the project name — there is no developer column in the base. So the figures describe our stock, not the company's share of the Dubai market: a developer sitting on an enormous volume of completed housing can look smaller here than one whose projects reach the resale market more often.

These are asking prices, not closed transactions. For a specific building I pull the registered Land Department sales and show where deals actually closed.
