A glass-fronted building and four-storey townhouses on Saadiyat Island in Abu Dhabi, next to the New York University campus. Two-bedroom units from 102 square metres start at USD 792,000, paid monthly as a percentage.

Price per metre: around USD 7,800 for the two-bedroom, USD 8,300 for the three-bedroom, and USD 8,900 for the townhouse. The premium rises with the format here — a separate entrance, a private lift and a rooftop terrace are paid for on top.
There are no one-bedroom units in the project at all. That's a deliberate choice for this segment: the building is built for families and long-term tenancy, not for an investor with a minimum-size cheque.
Saadiyat is considered one of the emirate's most sought-after addresses among investors. Nearby: the NYU Abu Dhabi campus, a yacht marina, green spaces and restaurants; the water is ten minutes away.
The university campus next door means steady rental demand from faculty and visiting researchers, and typically for long stays. For a format with no one-bedrooms, that's a fitting match: tenants here rent as families.
The shared spaces are straightforward: a pool, a hall, work spaces, a children's play area and a retail strip with cafés. The townhouses add privacy — their own plot with an outdoor lounge, a private lift and a usable rooftop. Appliances are included in the price.

Phase one of Abu Dhabi’s Mid-Island Parkway is due in 2027: eight lanes, AED 2.85bn and a 600-metre underwater section. The drive from Saadiyat to Al Reem and Abu Dhabi Island drops from 25 to 10 minutes. Phase two adds 14.5 km towards Al Raha Beach.
