Most expensive property deals in the UAE in 2026: an AED 200m villa in Abu Dhabi and AED 170m on Palm Jumeirah
A Property Finder study puts the UAE’s top residential deal of 2026 at AED 200m for a villa in Al Shamkha, Abu Dhabi. Dubai’s ceiling is an AED 170m Palm Jumeirah villa and an AED 147m Jumeirah plot. In Ras Al Khaimah an Al Marjan apartment sold for AED 34m.
The most expensive home sold in the UAE so far in 2026 is a villa in Al Shamkha, Abu Dhabi, at AED 200m, about $54.5m. Dubai's ceiling is an AED 170m villa on Palm Jumeirah. The figures come from a Property Finder study published at the end of September.
What was the most expensive property deal in the UAE in 2026?
A villa in Al Shamkha, sold on 20 January for AED 200m. Al Shamkha is on the Abu Dhabi mainland, not an island: a district of private residences on large plots. The capital's second deal was an AED 100m villa in Khalifa City in March.
Third in Abu Dhabi is a Saadiyat Island villa at AED 95m, followed by Hudayriyat Island at AED 71m and Yas Island at AED 55m. On the top line of this ranking the capital sits above Dubai this year.

How much did Dubai's most expensive homes cost?
Dubai's peak is AED 170m for a Palm Jumeirah villa, about $46m. The priciest plot sold in Jumeirah for AED 147.13m, and the priciest apartment on Palm Jumeirah for AED 98m.
| Type | District | Price, AED m |
|---|---|---|
| Villa | Palm Jumeirah | 170 |
| Villa | Emirates Hills | 134 |
| Villa | Palm Jebel Ali | 105 |
| Plot | Jumeirah | 147.13 |
| Plot | Bu Kadra | 84.2 |
| Plot | Al Barari | 75 |
| Apartment | Palm Jumeirah | 98 |
| Apartment | Jumeirah | 82.5 |
| Apartment | Nad Al Sheba | 75 |
The top fives also include The Oasis, at AED 70m each for an apartment and a plot, Downtown Dubai at AED 60m for an apartment, and Jumeirah Islands at AED 70m for a villa. The map is wider than the usual Palm-and-Emirates-Hills pair.
What sold in Abu Dhabi besides villas?
The capital's most expensive apartment went for AED 45m on Saadiyat Island. Al Shamkha follows at AED 25m, then Yas Island at AED 20m, Jubail Island at AED 18m and Al Reem Island at AED 15m.
Plots cost about a third of Dubai's top price: AED 50m each on Yas and Al Reem, AED 45m on Al Nareel Island and AED 18m on Saadiyat. The capital still has more waterfront land for private homes, and the price shows it.
We compared the capital's islands in our guide to Abu Dhabi islands.
And in Ras Al Khaimah and Sharjah?
In Ras Al Khaimah the top apartment sold on Al Marjan Island for AED 34m, and the top villa in Mina Al Arab for AED 17m. Sharjah's ceiling is lower: about AED 12m for a villa and AED 5.8m for an apartment in Tilal City.
An AED 34m apartment in Ras Al Khaimah is dearer than every Abu Dhabi apartment in the ranking except the Saadiyat one. Al Marjan Island now holds third place nationally for top apartment price.
Why does this ranking not match the market's records?
Because it is one platform's sample, not the full register. Our chronicle of penthouse records includes deals well above AED 98m that do not appear in this list.
The study says so itself: these records are the ceiling of the market, not its midpoint. They say nothing about district pricing. What they do show is where buyers will pay the maximum today, and for which kind of asset.
What a buyer should take from it
Record cheques are paid for three things: water, land and scarcity. A tower in the centre tops out at AED 60m; a front-row villa fetches almost three times that. At the top of the market land is worth more than floor area.
- In Dubai the prime segment is concentrated on Palm Jumeirah, in Jumeirah and in Emirates Hills.
- In Abu Dhabi the top price has moved from the islands to the mainland, to Al Shamkha and Khalifa City.
- New names on the list are Palm Jebel Ali, The Oasis and Nad Al Sheba.
