What this property is
Trussardi Residences Phase 2 is a ten-storey residential building in Al Furjan by Mira Developments, across from Discovery Gardens metro station. The building passport lists it as under construction, and the catalogue gives a handover quarter of Q2 2027; for the office component, the developer cited Q4 2027.
In February 2026 the developer launched sales of the project's office component: floors two through five, four levels of office units. Total floor area is 15,000–16,000 square feet, with thirteen offices per floor. Ceiling height is 3.3 metres.
The offices are delivered fully fitted out and furnished with Trussardi Casa furniture. Advertised services include cleaning and a lobby concierge on every floor — a serviced-office format rather than a bare shell for tenants to fit out themselves.
Entry numbers
The smallest unit is 444 square feet for AED 1.33 million — about AED 3,000/ft²; at 100% payment the developer cited AED 2,500/ft². The payment plan is 60/40.
The entry threshold here is low by Dubai commercial standards: one and a half million dirhams for a ready-to-use office is comparable to a studio in an average residential project. That's the commercial pitch of the offer.
The AED 500/ft² discount for full payment is a sixth of the price, and it shows how much the developer needs the cash upfront. Whether it's actually a good deal can only be judged against the return the same money would earn over the two years before handover.
What to check in office space inside a residential building
Office floors inside a residential building are a format with its own quirks. First: access. Check how tenant and visitor entry is organised relative to the residential lifts, and what the community rules say about it.
Second: the unit's stated use in the paperwork. For commercial leasing, what matters is what the title deed records and what activities are permitted on site; an 'office' label in a presentation and an office designation in the cadastre are not the same thing.
Third: the actual rent, not the projected one. Al Furjan is a residential district, and office demand here comes from small businesses and local representative offices rather than corporations. Check the rate against real contracts nearby, not the citywide average.
The location upside is real, though: a metro station right opposite is the first thing an office tenant pays for.
