Stock by handover date
4811 price-cut lots sorted by when you can actually move in. Ready property earns rent from the first month and costs more per square foot; a construction site is cheaper and spreads across a payment plan, but a year to the keys is a year without income. Each group carries its own discount, and the gap between groups says more about the market than any single average across the whole stock.
The building is handed over: you can view the flat in person and move in or let it out straight after the deal. This is also where sellers who need the money by a date turn up most often — and with them, the most concrete negotiation.
Keys this year: the payment plan is nearly done while the price is still a building site. Ask the developer for the actual completion percentage before the deal — dates move.

1 year to the keys: payments are stretched, there is no income, and the entry is cheaper. Check the project's escrow account and the payment schedule — both matter more than the discount.

The furthest horizon, usually the first phases of new master plans. The discount here is less a seller's concession than the price of waiting.
The handover date printed in the listing itself has already passed. That does not necessarily mean a delayed build — more often the listing simply was not updated after completion. Which is why these sit apart rather than being counted as ready: here the building's status has to be checked, not assumed.
The date comes from the listing itself and arrives in incompatible formats — “Ready”, “Q4 2026”, “2027-12-30”. The year is parsed out of them; strings with neither a year nor a ready flag land in no group at all, because that is missing information rather than a group of its own. Fresh cuts live on a separate page, lots under their local median on Below comparables, and the oldest listings on Longest on the market.
