The Acres is a standalone villa community developed by Meraas in the Dubailand area, built around swimmable lagoons, landscaped corridors and a network of walkable green routes between clusters.
The product is detached villas rather than townhouses — three, four and five-bedroom houses on their own plots, which distinguishes it from most of the affordable Dubailand product.
The design language is Meraas: lower density than the surrounding communities, heavier landscaping and a more deliberate approach to public space.
Why Meraas matters here
Meraas built City Walk, La Mer, Bluewaters and Madinat Jumeirah Living, and its consistent characteristic across all of them is placemaking — designing spaces people actually use rather than amenity that photographs well.
In a Dubailand context, where most communities are functional grids of townhouses, that is a genuine differentiator and it is what the price premium reflects.
The developer is also part of Dubai Holding, which brings the delivery reliability of a government-linked group.
The location
Dubailand, off Sheikh Mohammed Bin Zayed Road, roughly thirty to thirty-five minutes from Downtown off-peak and longer at peak. No metro.
It sits among the mid-band outer-ring communities, closer than The Valley and Damac Hills 2, further than Dubai Hills.
Surrounding amenity is the Dubailand cluster — Cityland Mall, Global Village, the Al Barari and Majan retail — plus schools in the wider area.
Delivery and what to check
Construction is under way across phases. Confirm your phase, its completion date and what lagoon and landscaping elements are contracted with it.
Plot position relative to the lagoons and green corridors, which is the main internal price variable.
The service charge, which in a heavily landscaped low-density community with water features will be above the Dubailand average.
What is planned on adjacent land, since Dubailand has considerable undeveloped plots.
The investment case
A detached villa on its own plot at a Dubailand price point, from a developer with a genuine design reputation. That combination is unusual and it is the argument.
Yields will be moderate — this is priced above the surrounding communities — and the case rests on the product quality holding value better than the generic townhouse stock nearby.
The risk is the location: no land constraint in Dubailand means supply responds to demand, which caps appreciation regardless of product quality.
