Choose the school first, then the home

Families moving to Dubai with children tend to make one typical mistake: they rent a flat first and look for a school afterwards. In Dubai the right order is the reverse. A place at a strong school is scarce; a home near it is not. Choose the school, and you will almost always find somewhere to live within fifteen minutes of it. Choose the home, and you risk spending an hour every morning in traffic on the way to a school on the far side of the city.

Why the commute decides

Lessons start at around half past seven to eight — right in the rush hour. Sheikh Zayed Road and Al Khail Road are busy in the morning, and 20 km can take 15 minutes or 50. The school bus takes some of the strain, but it collects children along a route, so your child leaves home much earlier. And if you drive yourself, add the queue at the gate and the hunt for a parking space: in parent reviews of many strong schools, that is the number one complaint.

A rule that works: the school should be no more than 15–20 minutes’ drive away in morning rush hour. With two children at different schools, live between them rather than next to one.

Where the strong schools are

Dubai’s schools are not spread evenly across the city — they gather in a handful of clusters:

  • Al Barsha — one of the main school districts: King’s School Al Barsha, Nord Anglia, GEMS World Academy, Dubai American Academy, American School of Dubai. A family with children at two different schools often finds both here.
  • Al Sufouh — Dubai College and GEMS Wellington International. Dubai Marina, JLT, Palm Jumeirah and Knowledge Village are close by.
  • Arabian Ranches — JESS right inside the community; villas and townhouses for families.
  • Emirates Hills and The Springs — Dubai British School; family townhouses and villas.
  • Nad Al Sheba and Meydan — Repton and NLCS. In reviews of NLCS parents note that it is a long way from many areas, so living nearby makes sense.
  • Sobha Hartland — Hartland International right in the community; new towers and villas in MBR City.
  • Al Safa and Jumeirah — Jumeirah College and Jumeira Baccalaureate School; older villas near the sea.
  • Al Jaddaf — the Swiss school SISD in Dubai Healthcare City.
  • Silicon Oasis — GEMS Wellington Academy; affordable family housing.
  • Academic City — Dubai English Speaking College.

Before you decide, check the exact campus address: school groups often have several campuses in different areas, and new schools sometimes relocate.

Rent or buy

A school is a commitment of years. A child who starts in FS1 may spend more than a decade at the same school. Rents near a strong school rise year after year with demand, and moving because of a rent increase means either changing school or crossing the city every morning.

That is why families who have settled on a school often move from renting to buying after a year or two. An apartment or townhouse fifteen minutes from a school is a liquid asset: families just like yours will always be looking for one, and it is easier to let if you move on than a home that is close to nothing in particular. Owning property worth AED 750,000 or more also makes you eligible for a residence visa for the whole family — and your children’s school place no longer depends on an employer’s visa.

  2. Check availability and admission dates.
  3. Draw a circle of 15–20 minutes’ morning drive around each school.
  4. Look for a home where the circles overlap — especially with two children at different schools.
