What Al Sufouh is
Al Sufouh runs along the coast between Umm Suqeim and Dubai Marina, bounded by Sheikh Zayed Road on one side and the sea on the other. It contains Al Sufouh 1 and 2, the American University in Dubai, Knowledge Village, Media City and Internet City on the inland side, and a stretch of largely undeveloped beachfront.
The residential component is modest: some villas, a small number of apartment buildings, and hotel and branded residence developments along the beach.
It is the quietest stretch of the coast between the Marina and Jumeirah, largely because so little of it is residential.
The location advantage
Al Sufouh sits directly between two of Dubai’s biggest employment clusters — the Media City, Internet City and Knowledge Park corridor on one side, and the Marina and JLT cluster to the south.
For anyone working in those areas, this is as close as residential gets, and the tram runs along the boundary connecting to the Marina metro stations.
The beach at Al Sufouh is genuinely quiet compared with JBR and Kite Beach, which is an unusual thing to be able to say about Dubai coastline.

The character
Quiet, slightly disconnected, and lacking the street life of Marina or the amenity density of Jumeirah. Residents drive for most things.

For families, schools are in Umm Suqeim, Al Barsha and Media City rather than in Al Sufouh itself.
