Al Barari: the greenest community in Dubai, and the three separate markets inside it

More than 60% of the site is gardens and water, and one address contains three different products — Ixora, Chorisia and the Estate Villas, with medians from AED 8.55m to AED 41.75m. Why a single average for the community means nothing.

Al Barari: the greenest community in Dubai, and the three separate markets inside it

Al Barari is a low-density community in south-east Dubai, off the Al Ain road. Its defining characteristic reduces to one number: more than 60% of the site is given to gardens, cascading water and botanical planting rather than to building. In a city whose default development logic is maximum floor area per plot, that is a fundamentally different economic model.

What "green" means here

Not a strip of lawn beside the road. The community is planned around a botanical garden with themed zones, water channels and lakes; part of the landscape functions as passive cooling, and under the canopy the summer difference against the open streets of neighbouring districts is noticeable. Density is low by design: houses stand apart, plots are large, and you see fewer neighbours than in a typical Dubai community.

Three products under one name

The mistake almost everyone makes with Al Barari statistics is treating it as one market. There are at least three.

  • Ixora. Four-bedroom villas launched in the first quarter of 2022: 82 houses over three levels plus roof, around 4,800 square feet. Median transaction in the first half of 2026 — AED 8.55m.
  • Chorisia. Semi-detached five-bedroom villas, a collection of roughly 60 houses. Median AED 15.75m; the first Chorisia phase lists in the region of AED 15–18m.
  • Estate Villas. Large mansions on large plots — the top of the community. Median AED 41.75m.

That is a spread from AED 8.55m to AED 41.75m inside one postal address, nearly five to one. Any "average price in Al Barari" is the sum of three markets and describes none of them.

The first half of 2026

Al Barari registered 44 villa transactions in the first half of 2026 — more than Palm Jumeirah, Jumeirah Islands or Emirates Hills individually, and the mildest fall in volume among prime villa communities: down 23% against an average of roughly 35%. Median deal value rose 19%, median price per square foot 23%.

Reading that as "Al Barari appreciated 23%" is wrong for the reason above: if this half's sample held more Estate Villas and fewer Ixora, the median moves on its own. What the figures do show reliably is relative resilience of demand — a buyer for this product was found more easily than for neighbouring prime addresses.

What a buyer should account for

  • Running costs. The garden is the most expensive part of the community to operate. Irrigation, landscape and water features are funded through the service charge, and it is higher here than in ordinary villa developments. It belongs in the purchase arithmetic.
  • Compare within your cluster. Price per foot in Ixora and in the Estate Villas are different quantities. Comparables are selected by cluster, size and house type — never by address.
  • Location. The community sits away from the coast and from the metro; the sea or Downtown is a drive. For a family that is usually a positive — quiet, schools nearby. For short-term letting it is a negative.
  • Resale supply. There is almost no new construction in the mature part, and stock is limited. That supports pricing but lengthens both buying and selling: the right house does not appear every month.
