What do we know about Aldar's new project?
Jonathan Emery, chief executive of Aldar Development, described it on 14 October 2026 as a very large villa and townhouse community that sits above the Blue Line extension. Neither the project's value nor its name has been disclosed.
Aldar is building it with Dubai Holding, through the same joint venture that has already launched three residential communities in Dubai.

Where is it, and why does the metro matter?
Near Dubai Silicon Oasis, in eastern Dubai. The Blue Line will run from the airport through this area towards Academic City and is due to open by 2029. Our guide to the Blue Line's 14 stations covers the route.
The distance to the nearest station has not been given. That matters less for a villa than for an apartment, but a station within walking distance usually supports both rental demand and resale prices.
Which Aldar projects already exist in Dubai?
Three: Haven near Dubailand, Athlon and The Wilds. Aldar expects to hand over the first Haven homes in 2027. In February 2026 the partners added two more plots, about 14,000 homes worth over AED 38bn: 4m sq m opposite Nad Al Sheba and a project on Palm Jebel Ali.
| Aldar project in Dubai | What is known |
|---|---|
| Haven | near Dubailand, first handovers in 2027 |
| Athlon | the partners' second project |
| The Wilds | the partners' third project |
| New project | villas and townhouses near Dubai Silicon Oasis, launch before end-2026 |
How many homes is Aldar handing over in 2026 and 2027?
More than 3,000 units in 2026, the largest volume in the company's history, and up to 4,500 in 2027. Almost all of them are in Abu Dhabi; Dubai handovers begin in 2027.
Is this launch worth waiting for?
It suits families looking for a villa or townhouse in eastern Dubai with a future metro nearby. But it is too early to judge: entry price and payment plan will decide it. Aldar's first Dubai launch sold out within hours, so early access usually means a better choice of units.
