Meraas has awarded a contract worth nearly AED 1 billion ($272.3 million) to build Phase 7 of Nad Al Sheba Gardens. It covers 272 homes: 130 villas of four to seven bedrooms and 142 three-bedroom townhouses. The contractor is GCC Contracting, with completion expected in Q2 2028.

What is being built in Phase 7?

Besides the 272 homes, the contract covers pool houses, utilities and infrastructure. Work has already started on site — this is an active build, not an announcement.

Why does a construction contract matter to a buyer?

Because it is the best evidence that the handover date is real. Phase 7 sales opened in January 2025; a signed main contract and work on site mean the project has moved from price list to concrete.

Who is Meraas?

Meraas is part of Dubai Holding Real Estate, the state-owned group that also owns Nakheel and Dubai Properties. City Walk, Bluewaters and Port de La Mer share one approach: build the neighbourhood first, then sell the homes.

A state-backed developer means low completion risk. The other side is that launch prices are rarely below market and payment plans are stricter than those of private developers.

What do the homes cost, and is now the time to buy?

Primary sales took place in 2025, so homes are now available mainly as resales. On listing portals three-bedroom townhouses started from AED 4.4 million and four-bedroom villas from AED 11 million.

With the villa market cooling — ValuStrat's August index showed the first annual fall since 2021 — there is no need to rush. But "a villa near the centre" is limited physically: no more land is being made in this part of the city.
