The main argument for Dubai Creek Harbour is the panorama of the city across the water. It is the most expensive part of the price in the district, and like any view premium it needs to be checked rather than taken on trust.
What protects a view across water
- Water does not get built on. As long as the creek lies between you and the skyline, the outlook is physically protected — the most reliable kind of view there is.
- Distance works in your favour. A panorama across kilometres is not blocked by a single building, unlike a view along a street.
- Protected natural areas nearby — another stretch of land where no development will appear.
And what could block it
- Neighbouring phases of the same master plan. The main risk here is internal: a tower placed in front of you under the development plan blocks the view just as well as anyone else’s.
- The height of future buildings, not just whether they exist. The question is not “is the plot built on” but how high building is permitted there.
- Your floor relative to the surrounding skyline. An apartment just above today’s rooftops loses its outlook to the very next phase; one above the neighbours’ permitted height does not.
How to check
- Get the master plan’s development layout and see what is planned between your apartment and the water.
- Confirm the heights of the future buildings.
- Look from the actual floor and side, not from a render.
- Compare transactions by floor band and aspect in the same building — the view premium can be measured in the public register.
- Ask yourself what the apartment would be worth without the view, and be ready to own it at that price. It is an honest test.
What else to consider
- Rent pays less for a view than a purchase does. The panorama premium sits in the price more than in the rent, and that squeezes the yield.
- Both charges — the building service charge and the master-community charge for the waterfront and public spaces.
- Escrow, Oqood, the contractor and the late-delivery clause on off-plan.
