Why the risk is internal

  • The cluster is built in phases under one master plan. What stands in front of you today and what will stand there in three years are different things — and it is the developer who decides, not a neighbour from outside.
  • Density is high. The towers stand close together, and a view “between buildings” disappears with a single new tower.
  • The sea frontage is finite. Front-row buildings will keep their view; the second and third rows depend on what is built in front of them.
  • A master plan is not a commitment to the buyer. Phasing and building placement get revised.

How to check the view you are paying for

  • Get the cluster’s development layout and see what is planned on the plots between your apartment and the water.
  • Check the height of future buildings, not just whether they exist.
  • Look from the actual floor and side, not from a render shot from a helicopter.
  • Ask how many apartments in the cluster complete in the same years as yours: they compete with you directly, both for tenants and for resale buyers.
  • Ask yourself what the apartment would be worth without the view, and be ready to own it at that price.

What else to check

  • The service charge and master-community charge — seafront clusters with a promenade and beach are expensive to maintain.
  • Beach rights and what the title actually carries.
  • Short-term letting rules in the specific building.
  • Sea air: facades and equipment wear out faster here, and that is a permanent cost line.
  • Escrow, Oqood, the contractor and the late-delivery clause on off-plan.
