Three hotel-branded schemes in Dubai Hills: Mallside Residences with Curio Collection by Hilton next to the mall (sold out, due Q4 2026), Emaar’s Address Residences Dubai Hills (December 2024, from AED 1.9m, due Q1 2029) and the completed Address Villas Hillcrest, from AED 20.95m in our stock.
Dubai Hills Estate has always sold on its park, golf course and schools rather than hotel names. Between 2023 and 2024 that changed, with several launches carrying hospitality brands. Here are three, and where they stand in September 2026.
Mallside Residences
Royal Development's tower next to Dubai Hills Mall, linked to it by a bridge, was announced in November 2023. Lower floors are a Curio Collection by Hilton hotel; above sit studios to three-bedroom apartments, with an infinity pool and rooftop restaurant, on a 10/60/30 plan. It is sold out, with handover shown for Q4 2026; project listings put one-bedrooms from about AED 2.2m and two-bedrooms from AED 3.2m. The draw is convenience; the question to ask is whether short lets must go through the hotel operator.
Address Residences Dubai Hills
Emaar launched two towers plus townhouses near the mall and park in December 2024. One-bedrooms started at about AED 1.9m, two-bedrooms at AED 2.8m and three-bedrooms at AED 4m. Sold out; handover is scheduled for Q1 2029.

Address Villas Hillcrest
Address Villas Hillcrest is a completed enclave of 138 villas, where the Address name stands for finish, a clubhouse and a single maintenance standard rather than hotel service. Our stock holds eight five-bedroom villas of 7,000 to 10,370 sq ft at AED 20.95–26.5m, about AED 3,170 per sq ft; seven of the eight are listed below their earlier asking price, by 7.1% on average.
