Dubai's prime rental market has a new record: a villa in Emirates Hills has been let at AED 17m a year, around $4.6m. It is the most expensive rental transaction in the emirate's history. The previous record did not stand for long and belonged to a duplex penthouse in Burj Khalifa let at AED 12m a year.

The detail that is more interesting than the sum

According to the broker who handled the deal, the owner turned down several applications, including offers of up to AED 15m on multi-year terms — they did not match her sense of who should live in the house and the connection she wanted to keep with it.

That is a precise illustration of how the top of the market works. Price is not the only criterion of a transaction there, and sometimes not the main one. An owner of an asset like this is not optimising yield: they are choosing a tenant.

What Emirates Hills is

A gated villa community around a golf course, referred to in Dubai as the local Beverly Hills. Plots were sold decades ago, houses were built individually to their owners' own designs, and the composition of residents is one of the most closed subjects on the market.

What use this is to an ordinary investor

Directly, none: the segment runs by its own rules and has no connection to the yield on an apartment in Marina. Indirectly, two things.

  • The top segment is a leading indicator. It reacts first to large capital arriving in a jurisdiction, and records in it usually mean wealthy residents are still relocating.
  • It was a rental, not a purchase. That a $4.6m-a-year deal is a tenancy is telling: a significant share of new wealthy residents rent first and buy later. That lag is the source of purchase demand two or three years out.
