FALA by KASCO is a new residential building by KASCO Developments on the Jaddaf Waterfront in Dubai: 109 homes, from studios of 419 sq ft (about 39 sq m) to three-bedroom apartments. The payment plan is 40/60 — 40% during construction, 60% on handover — and handover is scheduled for Q4 2028. Sales opened on 16 October 2026.
Where is FALA by KASCO?
The building sits in Al Jaddaf, on the Jaddaf Waterfront along Dubai Creek. It looks over the Ras Al Khor Wildlife Sanctuary, home to the city's flamingos. The developer puts the metro station about two minutes away, with Downtown Dubai, Business Bay and the airport close by.
Al Jaddaf lies next to Dubai Healthcare City, across the water from Dubai Creek Harbour. Older hotels and offices stand inland, while a new residential strip is going up along the creek. Prices and rents for the district are on the Al Jaddaf page.

How much does an apartment in FALA by KASCO cost?
The developer has not published a price list yet; prices are on request. What is known is the mix: studios from 419 sq ft and one-, two- and three-bedroom apartments. Any quote is best checked against recent transactions in neighbouring waterfront launches rather than taken from an advert.
For a reference point in the same district, Azizi Jaddaf Beach Oasis has live listings and prices on our site.
What is the payment plan?
The plan is 40/60. Buyers pay 40% in instalments tied to construction and the remaining 60% when keys are handed over in Q4 2028. For an investor that means a modest amount tied up for two years and a large payment at the end.
The handover balance can be financed with a mortgage on a completed home, but a bank will only commit close to the date. By then you need proof of income and cash for the Dubai Land Department fee of 4% of the price, paid at registration.

Who is the developer?
KASCO Developments is a small Dubai developer that is also building VAL in Al Jaddaf. The boutique scale helps a buyer: a building of 109 homes has fewer investor neighbours listing units for resale at the same moment on handover.
Before buying from a developer of this size, check the project's registration and escrow account with the Land Department and whether its earlier buildings were delivered on time. What else to look at with KASCO is in our profile "Kasco Properties: the area you buy and the area you get".
What amenities does the building have?
According to the developer, a rooftop pool, landscaped terraces and direct access to the promenade. The architecture is built around a wave: curved terraces, large glazing and open balconies. Interiors use soft neutrals with blue accents.
Can foreigners buy in FALA?
Yes. Al Jaddaf is a freehold area where foreign buyers get full ownership. Before handover the purchase is recorded as an off-plan registration in the Oqood system; after handover you receive a title deed. The difference is explained in "Oqood and the title deed".
