A house overlooking the fairway costs more than its neighbour deeper in the community, and the premium is a lasting one. But front-row plots have features that show up neither on the plan nor in the photos.

What to look at on site

  • Which hole is in front of the house, and where the tee shot lands. On some stretches balls reach the gardens regularly; long-time residents know exactly where and will tell you straight.
  • Night and early-morning irrigation. The course is watered in the dark, and the systems are noisy; ask for the schedule and listen if you can.
  • Maintenance machinery. Mowers go out early; a house next to a service track gets that every morning.
  • Privacy. There may be no fence between garden and course — community rules keep it open for the view. Check what you are allowed to put up.
  • Course lighting, if any, and how late it stays on.

What this means for price

  • Not every front row is the same. A house on a quiet stretch of the course and one by the landing zone are priced differently by the market, even though both are listed as “golf course view”.
  • The premium sits more in the price than in the rent. A tenant pays less for the view than a buyer does, so front-row yields are lower.
  • Resale takes longer: the pool of buyers for such houses is narrow.

What else to check

  • Whether club membership is included, and on what terms.
  • The community charge, and whether residents contribute to maintaining the course.
  • What protects the course’s land use in the master plan.
  • A building survey and the age of the equipment.
  • Comparable sales for front-row and inner-plot houses — the premium is measurable.
