UAE economy in 2026: PMI at 55.3 in August, GDP up 3% and Dubai private schools in the PISA global top ten
The UAE non-oil PMI rose to 55.3 in August 2026, its highest since December 2024. Real GDP grew 3% in Q1, with the non-oil share at 79.4%. Dubai private schools ranked 6th in the world for reading and 8th for maths in PISA 2025. Why the economy looks stronger than the housing mood.
Dubai home prices are flat in 2026 and transactions are well below last year. An international buyer will reasonably ask whether that reflects a slowing property market or a slowing economy. The August and September data answer clearly: the economy is accelerating, and what is cooling is mainly the speculative end of housing.
PMI at a 20-month high
The S&P Global UAE PMI for the non-oil private sector rose to 55.3 in August 2026 from 52.7 in July, the highest reading since December 2024. Anything above 50 signals expansion, and 55 is solid growth rather than noise around the line.
- New orders grew at the joint-fastest pace in more than two years.
- Export orders were at a 21-month high.
- Input cost inflation eased to a six-month low, and output prices rose modestly.
- Employment edged down, because firms are handling orders without hiring for now.
That last point matters for rents. Housing demand comes from new staff, and if hiring does not pick up, stronger order books will reach the rental market with a lag.

GDP and trade
According to the Federal Competitiveness and Statistics Centre, UAE real GDP grew 3% in Q1 2026 to AED 485bn at constant prices. Non-oil GDP grew 4.8%, taking its share of the economy to 79.4%, up from 78.0% in 2025. The biggest contributors to non-oil growth were finance and insurance (2.44 percentage points), construction (1.04), trade (0.42) and real estate (0.36).
Non-oil foreign trade reached AED 1.937 trillion (about $527bn) in the first half of 2026, up 13.1% year on year. Non-oil exports rose 23.9% to a record AED 452.8bn. For Dubai's own figures, see our note on Dubai GDP in Q1 2026.
Schools: Dubai in the world top ten
For relocating families this matters more than the PMI. In PISA 2025, Dubai's private schools ranked 6th in the world for reading (501 points), 8th for maths (511) and science (522), and 9th in the new computational problem-solving domain (534). In PISA 2022 they were 9th, 13th and 14th. The test covered 9,600 students in 168 private schools, and International Baccalaureate schools scored highest.

What it means for a buyer
The UAE economy currently looks stronger than sentiment in housing. The property slowdown comes from new supply and from last year's high base, not from the economy. For a long-term buyer that is a reasonable combination: business and family demand is growing, and resale sellers have become more flexible.
