Eighteen apartments over seven floors is a boutique format with very few neighbours. The brochure lists one to six bedrooms, but what's for sale with us is almost all four-bedrooms.
Our stock has 8 lots: a three-bedroom of 3,900 ft² for AED 27 million and four-bedrooms of 4,340–5,255 ft² for AED 32.5–43.5 million. One lot is below market, discount 4%.
Price against Port de la Mer
Port de la Mer is the second most expensive district by median price out of 89 in our database: 27 lots, median AED 32.5 million, median AED 6,923/ft². Solaya 1 sits squarely in that band — the district median equals the price of the building's cheapest four-bedroom lot.
Meraas built the neighbourhood on a reclaimed peninsula off Jumeirah: low-rise Mediterranean architecture, a marina and a private beach. Buyers here mostly buy to live — for the water and a short drive to the centre, without living in a tower.
Eight lots out of 18 apartments means almost half the building is on the resale market before construction has started. That's normal for premium off-plan, where some buyers come in at launch to resell, but it also means competition for buyers within the building.
