The Address Residences Dubai Opera is a branded residential tower by Emaar Properties, designed by Khatib & Alami with Yazdani Studio, standing in the Opera District next to Dubai Opera itself. 66 storeys, 809 residences, handed over 2023.

Address is Emaar's own hospitality brand — the developer building, operating and branding the same tower, rather than licensing an outside hotel group the way Baccarat or St. Regis addresses in the same district do.

Our own stock: eleven lots from AED 3.2 million to AED 9 million, averaging AED 4,756 per square foot — clearly above the Downtown district average.

What the Address premium actually measures

Elsewhere in Downtown, an unbranded Emaar tower like Forte — same developer, same district, same 2023 vintage, no hotel brand attached — trades at roughly AED 3,034 per square foot. The gap to this building, both from the same company, is close to 57% and is the cleanest read anywhere in our data on what a hospitality brand costs on top of construction quality that is otherwise identical.

For an international buyer weighing a branded residence the way they would a Four Seasons Private Residence in Miami or a Raffles-branded tower in Singapore, that 57% is a useful benchmark for what "brand" costs specifically at Emaar's own Address tier, as distinct from outside luxury operators.

What it buys: hotel-standard service, a managed rental programme if the owner wants one, and the resale story that comes with a recognised name. What it does not buy, automatically, is a better location than the tower next door — Forte stands on the same street.
