Newer developments show you a render of what their landscaping will look like in fifteen years. Here you can walk through it. That single difference explains the tenant retention, the rent levels and most of the investment case in this community.

What it is

The Greens and its neighbour The Views are low-rise apartment communities built by Emaar as part of the Emirates Living masterplan, off Sheikh Zayed Road between Media City and Emirates Hills.

Buildings run to four to six storeys arranged around landscaped gardens, pools and shaded walkways. The Views is the premium half, adding lake frontage and a higher specification, and it prices accordingly.

They were delivered from the mid-2000s and are fully mature. Apartments run from studios to three-bedrooms, with layouts that are generous by current standards — these were built when floor plates were larger.

Emaar community management still applies, which after twenty years means common areas and landscaping in condition rather than in decline. Against comparable-age stock elsewhere that is a genuine differentiator.

What twenty years of landscaping buys

The hardest thing to reproduce in Dubai is mature planting. Trees here have grown to full height, courtyards are genuinely shaded, and the walkways between buildings are usable on foot for most of the year.

Shade has practical value beyond the look of it: it lowers the ambient temperature around the buildings, keeps the pools comfortable for longer in the season, and is a large part of why tenants renew instead of moving to something newer.

The scale helps too. Low-rise blocks around gardens read as a neighbourhood rather than as a development, which very little Dubai apartment stock manages.

And it has been maintained — the part that fails elsewhere. Two decades of kept common areas is an asset you can point at when you come to sell.

The Emirates Living context

The Greens and The Views are the apartment component of Emirates Living, Emaar’s first large masterplan, which also contains The Meadows, The Springs, The Lakes and Emirates Hills. The whole cluster shares infrastructure, schools and community management.

So an apartment here sits inside a district of established villa communities rather than in an isolated development, and it inherits their amenity: the school cluster, Emirates Golf Club, the retail at The Springs Souk, and a road network built for the whole masterplan.

It inherits the demographic too. Residents skew towards long-term Dubai households rather than transient renters, and the community has an unusually settled feel for an apartment district.

For a landlord that combination is the whole point: a tenant pool that behaves like a villa community’s, at apartment prices.

The refurbishment play

Because the buildings are around twenty years old, the apartments split into two populations: those that have been renovated, and those still carrying original mid-2000s kitchens, bathrooms and flooring.

The price gap between them is usually larger than the cost of the work, and the rent gap is substantial. A well-presented unit here lets immediately at the top of the range while a tired one sits.

That makes this one of the more reliable places in Dubai to buy an unrenovated apartment at a discount, bring it up to standard, and hold it. The community fundamentals do the rest.

Check the building itself before assuming the apartment is the only variable. Lifts, cooling and facade works are association matters, and the service charge history will tell you whether they are being funded or deferred.

The investment view

Reliable rental demand, low void risk, high tenant retention, moderate yields. This is a steady income asset rather than a high-return one, and anyone optimising purely for percentage should be looking at the mid-market towers instead.

Resale liquidity is good. The community is well known and consistently wanted by both tenants and owner-occupiers, which is not true of every twenty-year-old district.

Capital growth tracks the market. The community is mature and fully built with no scope for additional supply, and that absence of new competition is what supports values over time.

Convenience does the rest of the work: Media City, Internet City, the Marina and JLT are all short drives, and there is a metro station within reach.

What to check before offering

Whether the unit has been refurbished, and to what standard. That single question moves both the price you should pay and the rent you can achieve.

Which cluster, and whether the apartment faces gardens, the pool, a road or the building opposite. In a low-rise community the outlook is a large share of the value.

Whether the unit is in The Greens or The Views, because they price differently and the feed does not always make the distinction obvious.

The service charge — moderate here, and reflecting the extensive landscaping that is the reason to be in this community at all — and the parking allocation, which is generally adequate but worth confirming.
