Al Hamra Village is the emirate’s first large resort community, lived in for two decades: an 18-hole championship golf course among lagoons, a marina, its own mall, and a hotel line led by the Waldorf Astoria.

For a buyer that means the essential thing: the environment exists rather than being promised. Schools, shops, restaurants and the golf operate, and the district can be judged with your eyes rather than off a master plan.

The new chapter is Falcon Island — an island within the community where Al Hamra is delivering a modern phase of villas and townhouses. More than half of our live cuts come from it.

What our live stock shows

As of 26 August 2026 the base holds 77 price-cut lots — more than any other district of Ras Al Khaimah: 41 townhouses (from AED 1.65m), 28 villas (from 2.1m), 8 apartments (from 1.4m). The deepest cut is 34%.

The split is telling: 41 lots are new Falcon Island; the rest is mature resale — Town Houses, Bayti, Aila, Soto Grande. Unlike the young islands, prices here have a twenty-year history behind them.

The deep cuts cluster on Falcon Island, where early buyers exit against the developer’s price list. On the mature resale the cuts are smaller and reflect the market more honestly.

What to check before buying

Building age on the resale: the stock runs to twenty years old, and the state of the services matters more than the address.

On Falcon Island — the stage and the schedule: it is a construction market with all its checks, escrow and the assignment threshold.

The view and the line: golf, lagoon, marina and inner streets are priced differently.

And the letting model: the village runs on both annual tenants working in RAK and resort stays — the two favour different units.
