What the project is
Masaar is Sharjah’s answer to Dubai communities like Arabian Ranches: seven gated districts across 19 million square feet, with forest and thirteen kilometres of trails between them. What is being sold is what Sharjah never had — a modern villa community with privacy and green.
It sits in Al Suyoh, at the exit toward Emirates Road — within half an hour of both Dubai and central Sharjah. The stock runs from two-bedroom townhouses to five-bedroom villas, with smart-home features declared standard.
The fifty thousand trees are not a press-release flourish but the planning idea itself: the districts are cut into a planted forest. Part of the community is handed over and lived in; later phases are selling.
What to compare it with
The right comparison is not Dubai apartments but Dubai villa communities: Arabian Ranches, Mudon, Damac Hills 2. Against them Masaar wins on price and on the density of green, and loses on address: for most buyers the job, the flagship schools and the evening life stay in Dubai.
The road decides everything. The Dubai highways are close, but the morning peak on the Sharjah–Dubai corridor is a known bottleneck, and a family working in Dubai should live that route before buying.
Within Sharjah the project has almost no competition: it is the emirate’s most visible villa product, and a local resale buyer for it exists.
What to check before buying
The form of title — as everywhere in Sharjah, a foreigner from outside the GCC is generally registered with a 100-year usufruct rather than freehold.
The district and its position on the green spine: houses by the forest and houses by the perimeter road are different products in price and in noise.
The stage of the neighbouring phases: living in a finished district next to a building one is the usual scenario of the first years.
And the community service charge: the forest and thirteen kilometres of trails are maintained out of the owners’ pockets.
