Lamar Development

A small private company building not standalone houses but intimate mixed-use quarters by the Dubai Canal: retail, dining and cultural programming on the ground floors, not just a residential tower.

What kind of developer this is

What it is

Lamar Development is a small private company behind two projects in arguably some of Dubai's most established and prestigious districts: on the canal in Al Wasl, and in Jumeirah 2, steps from the sea. This is not a mass developer with a portfolio spread across the city, but an intimate company focused on a compact stretch of central land where almost nothing is left undeveloped.

The company's scale is noticeably smaller than the major players in this list, and there is not much public information about its earlier history. That is typical of young private developers in prestige central districts: the capital and connections to enter such a location exist, while a public track record is still being built.

The product: a quarter, not just a house

The company's flagship canal-side project is conceived not as a standalone residential tower but as mixed-use development with retail, dining and cultural programming on the ground floors — a model usually associated in Dubai with developers of an entirely different scale, working across whole districts. For a small company, that ambition means more complex construction coordination than an ordinary residential project.

The company's second project, closer to the sea in Jumeirah, is simpler and closer to a standard residential building. The difference between the two shows the company experimenting with formats rather than repeating one template — that could be a sign of flexibility, or a sign that a settled product formula has not yet emerged.

Geography: the canal and the sea, not the outskirts

Both projects sit in an area where almost no open plots remain and where neighbouring developers are considerably larger, better-known names. Operating in that environment is harder for a young company: land is more expensive, buyer expectations are higher, and the comparison is not against mass-segment developers but against the city's most prestigious names.

That also explains the pricing position: the company's product competes not on entry price but on location and intimacy of format — a small building on the canal or by the sea, not a tower on the outskirts at a low price per square foot.

The risks of a young private developer

The company has no twenty-year delivery history to lean on when assessing risk, and that changes the whole logic of due diligence: what matters is not brand reputation but the specific documents on the specific project — the escrow account, Oqood status, the contractor agreement, and the actual, not stated, percentage of construction completion at the time of your visit.

A small company scale does not automatically mean higher risk, though: an intimate developer has fewer projects running at once, meaning less chance that team attention and resources are spread across a dozen sites simultaneously, as can happen with large developers at the peak of a sales cycle.

The resale market

Both projects are still relatively new to the market, and there is not yet much of a resale history to judge — liquidity has to be assessed against comparable properties in the same district from other developers rather than the company's own statistics. The canal-side and seaside locations themselves remain a strong argument for liquidity regardless of the specific developer.

The company's narrow track record means that on resale in the coming years, the district's reputation and the specific building's quality will carry more weight than the developer's name alone — it has not yet built up the kind of recognition its larger neighbours have.

How I work with its properties

For this company's projects I first check the escrow account and actual construction progress on site rather than relying on marketing materials — with a limited public history, that is the only reliable source available. From there I check who the main contractor is and what experience it has with projects of comparable scale and complexity, especially for the mixed-use canal development.

And separately, I explain to clients that buying from a young private developer in a prestige district is a bet not only on location but on a specific team that is still building its public reputation rather than confirming an already established one.

What these numbers mean, and what they do not

The developer is inferred from the project name — there is no developer column in the base. So the figures describe our stock, not the company's share of the Dubai market: a developer sitting on an enormous volume of completed housing can look smaller here than one whose projects reach the resale market more often.

These are asking prices, not closed transactions. For a specific building I pull the registered Land Department sales and show where deals actually closed.

Questions

Lamar Development: questions and answers

What projects is Lamar Development building?

Above on this page: 2 projects by Lamar Development from our catalogue, each with a passport covering floors, units, handover and bedrooms. Lots on sale, when there are any, sit right under the project.

Should I buy from Lamar Development direct or through a broker?

Money-wise there is no difference: on off-plan the broker is paid by Lamar Development, not by you, so calling the sales office direct saves nothing. What differs is the view — the developer’s sales team sells only its own buildings and will not mention that the same unit costs less next door or that this project hands over later. On resale and assignment the commission is the usual 2% plus VAT.

Is Lamar Development worth buying

That depends on what you buy and why. Describe the budget and the aim — I will point out which of this developer’s buildings are justified today and which are better left alone.
