The pool, considered honestly

A plunge pool on the balcony photographs extremely well, and in a market where mid-market listings are indistinguishable, that alone shortens the time to let. On short-stay platforms it is close to a category advantage.

It is also a body of water attached to a residential balcony, with the drainage, waterproofing and cleaning that implies. Ask how it is serviced and who pays. In buildings where that was not resolved, the pools stop being an asset within a few years.

The rest of the product

Units are compact, specification is mid-market, and the locations — Arjan, JVC, Dubai Production City, Dubailand — are the affordable investor belt rather than the centre. Payment plans are long, in the pattern of the segment.

The company has been delivering, and the volume of launches has grown quickly, which is worth watching: rapid pipeline growth in this segment is the condition under which delivery records usually start to slip.
